Draughts can lead to dropping temperatures within houses. A draughty home will cost more to heat, resulting in wasted energy and increased bills.

If a draft can be felt through gaps that are too large or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a gap or hole that is, it is most likely a gap or hole that requirements sealing in any way. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air in or out within the house require sealing. For example, if an open fireplace isn’t used it could cause draughts, and should be shut from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed whenever imaginable.

There is no require to block up intentional holes or gaps which are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow movement of the structure when the home is heated and cools to allow them to be closed and opened instead of than securing. Heating Te Mata Hills

Te Mata Hills rental properties should have a permanent heating source that is able to heat the living room to at least 18 degrees Celsius, even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs that it be permanently fixed (i.e. not portable) and at least 1.5 kW in heating capacity, and must meet the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to determine if the fixed heater(s) are adequate or whether you will require to "top-up" by adding a second heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating system you offer is an electric heater or heat source, it should have an thermostat. This makes the heating more uniform and effective. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. However, in certain instances like apartments with small spaces, a smaller fixed electric heater might be enough.

If your main living space is already equipped with a fixed heating source like an air conditioner, it may require an update to meet the standards. Some types of heaters can’t be utilised to meet the standard as they are either inefficient, unaffordable to operate or unsafe to operate.

Te Mata Hills Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside but you must ensure there is somewhere for rain, surface as well as groundwater to move, and prevent it from getting into the building. When it concerns damp and moisture it’s often what you don’t see that could become a major issue and cause the property to suffer and harming your tenant’s health.

Properties that are rented must have efficient drainage to remove floodwaters, surface water and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a location to go, and that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside the drainage system that will prevent water ingress, if the apartment has an enclosed gap between your flooring and surface, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground to prevent any moisture that is present in the ground from accumulating into the building. It also assists in preventing moisture damage to the underfloor insulation.
