Unreasonable Gaps & Holes

Draught Stopping Hawkes Bay

Draughts are a major cause of dropping temperatures within homes. A draughty home will cost more to heat, which results in wasting money and energy.

If a draught can be felt through gaps that are too large or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or an unobstructed draught coming from a crack or a gap, then it is probably a gap or an opening that needs sealing in any way. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and allow air to enter or exit of your house need the sealing. For example, if the open fireplace isn’t used it could cause draughts, and should be shut from. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed in the maximum extent possible.

You don’t need to block up intentional holes or gaps which are part of the building. For example, tiny gaps around doors and windows could be necessary to allow for movement of the building as the household is heated and cools to allow them to be closed and opened rather than securing. We will test all windows and doors in your Healthy Homes assessment of your rental property.

Adequate heaters are important for well-being homes

Heating Hawkes Bay

Hawkes Bay rental properties need to have a stable source of heat that can warm the living room to at least 18degC even on the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs that it be permanently fixed (i.e. not portable) and at minimum 1.5 Kilowatts in heating capacity and have the minimum heating capacity needed for the main living room. A Heating Assessment Tool may be used to determine whether the existing installed heater(s) are adequate or if you’ll require to ‘top up’ with a new heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is an electric heater or heat pump then it must be equipped with the thermostat. This will help make the heating more consistent and effective. For most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances like small apartment buildings the smaller fixed electric heater might be enough.

If your main living space already has a permanent heating source like the heat pump, it could need an upgrade to ensure it meets the requirements. Certain kinds of heaters aren’t able to be used to comply with the quality because they’re expensive, inefficient or unsafe to operate.

Ventilation Hawkes Bay

Every living space in a rental property has to include at least one open windows or an exterior door to offer natural ventilation. Furthermore, moist spaces like kitchens and bathrooms should have an venting fan outside to take moisture away.

The ventilation quality is about recognising the fact that dry air will be much easier to heat and the property that is properly ventilated is less likely to be a victim of damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway aren’t liveable and therefore are not need an opening window or door.

Every window, door or the skylight needs at least of opening to the outside while remaining closed in order to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, as well as any other space in your home with shower, bath or cooktop, or any other moisture generating item will need suitable extractor fans that are vented out to the outside. Our Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space, including suitable extractor fans for areas that are high in moisture.

Insulation Hawkes Bay

Insulation for underfloor and ceilings is mandatory for all rent homes since July 1, 2019. All landlords and property managers should ensure the insulation meets the new quality. In certain situations, the an existing insulation on the ceiling or in the subfloor space might require to be topped up or replaced.

A well-insulated house will reduce the risk of condensation and lessen the likelihood of mould and dampness, and it will make more easy to the home to retain heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" signifies thermal resistance, and is a measure of how well insulation withstands heat flow. The higher the R-value, the better the insulation.

Hawkes Bay Moisture Ingress & Drainage

Protecting your rental property from water damage isn’t only about the inside of the building; you have to ensure there is somewhere for rain, surface or ground water, and to prevent it from getting into the building. When it is about damp and water, it’s usually those concerns that you aren’t aware of that can cause a lot of trouble that can cause damage to your investment as well as affecting your tenant’s health.

Rental properties require to have efficient drainage to get rid of floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a proper place to go, and it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to avoid the ingress of moisture, if your apartment has an enclosed gap between the floor and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

A ground moisture barrier is usually made of polythene and is laid on top of the ground to prevent any moisture from the ground from accumulating into the building. It also helps to prevent any damage to your underfloor insulation.
