Draught Stopping Te Mata

Draughts are a major cause of less temperature in houses. A cold house costs more to heat, which means wasting energy and incurring higher costs.

If a draught is perceived as a result of gaps or holes the area needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the sound of a clear draught emanating from a crack or a gap or crack, then it is likely a crack or hole that requirements sealing in some way. Large cracks and gaps should be fixed permanently. The gaps that exceed 3mm that let air into or out from your home need to be sealed. In the case of an open fireplace isn’t in use it can create draughts. This should be shut off. Landlords and property managers are accountable for making sure that such draughts are squelched as far as imaginable.

There is no need to block gaps or holes in the building. For example, tiny gaps around doors and windows could be required to allow movement of the structure when the household is heated and cools to allow them to be closed and opened rather than sticking. Heating Te Mata

Te Mata rental properties need to have a stable source of heat that can heat the principal or the biggest living space to a minimum of 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heating needs to be fixed (i.e. not portable) with at least 1.5 kW of heating capacity, and must meet the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to check if the existing installed heater(s) are adequate or if you’ll need to top up by adding a second heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters are not considered to be suitable heating options for the Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it needs to have an thermostat. This makes the heating more consistent and efficient. In most homes, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. However, in certain instances like apartments with small spaces the smaller fixed electric heater might be enough.

If the living area already has a fixed heating source such as a heat pump, then it might just require some additional energy to be able to meet the standards. Certain kinds of heaters cannot be used to achieve the quality since they’re either expensive, inefficient or unsafe to operate.

Ventilation Te Mata

Each liveable space in a rental property has to include at least one open doors or windows to provide natural airflow. Furthermore, moist areas like kitchens and bathrooms must have a suitable venting fan outside to eliminate moisture.

A ventilation quality is all about understanding the fact that dried air can be less difficult to heat, and that a property that is well ventilated is less likely to be a victim of mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered liveable areas. Connecting spaces such as the hallway aren’t liveable and therefore do not need an opening window or door.

Each door, window or the skylight needs for them to be in a position to open to the outside, but remain fixed in an open position to allow to circulate fresh air as well as ventilation.

All kitchens and bathrooms, as well as any other space in your house that houses a bath, shower, cooktop or other high humidity-generating items will require appropriate extractor fans that can be vented to the outdoors. We offer a Healthy Homes Assessment service will check that there is adequate air circulation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Te Mata

Underfloor and ceiling insulation is required on all rental houses since July 1, 2019. All landlords and property managers are required to make sure the insulation meets the new standard. In some instances, an existing insulation on the ceiling or in the subfloor space might require to be filled with or replaced.

A house that is well-insulated can reduce condensation, and decrease the risk of mould and damp, and will also make more easy to allow the household to retain heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation resists heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Te Mata Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside of the building It’s about having to make sure there is somewhere for rain, surface and underground water to flow and stop it from coming inside. When it is damp and moisture, it’s often not apparent that it could be a huge problem, causing damage to your investment as well as affecting the tenant’s health.

Rental properties should have effective drainage for the removal of rainwater, storm water and ground water, including an appropriate outfall or runoff. Making sure that the water has a proper place to go, and that it doesn’t sit beneath buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to prevent the ingress of moisture, if your property has an enclosed space between floorboards and ground, a ground moisture barrier must be installed if it is reasonably practicable to do so.

An underground moisture barrier typically an insulating sheet of polythene laid over the ground, in order to block any moisture in the ground from rising into the building. It also assists in preventing water damage to the floor insulation.
