Unreasonable Gaps & Holes

Draught Stopping St Leonards

Draughts increase the likelihood of dropping temperatures within homes. A draughty home is more expensive to heat, which completed jobs in wasting money and energy.

If a draught can be felt from unreasonable gaps or holes or holes, it needs to be closed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a crack or a gap and you are able to feel it, it is likely to be a gap or an opening that needs sealing in any way. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that let air in or out into the house need seals. In the case of an open fireplace is not in use, it could cause draughts, and must be sealed from. Property managers and landlords are responsible for making sure such draughts are eliminated as much as imaginable.

You don’t require to block off gaps or holes that are part of the construction. For instance, small gaps around windows and doors could be necessary to allow for movement within the structure as the house warms and cools so that they are able to be shut and opened, rather instead of being stuck. We will test all doors and windows in your Healthy Homes assessment of your rental property.

Heating St Leonards

Rental properties in St Leonards must have a fixed source of heating that can heat the living space to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source requirements that it be permanently fixed (i.e. not portable) and at minimum 1.5 kW in heating capacity, and it must have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool can be used to determine whether your current permanent heater(s) are adequate or if you’ll need to "top-up" with an additional heater. Open fires as well as unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat source, it requirements to have the thermostat. This makes the heating more uniform and efficient. For most properties, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, such as small apartments small apartments, a smaller electric fixed heater may suffice.

If the living area already has a central heating source, like a heat pump, then it may need an update to make sure it meets the requirements. Certain types of heaters cannot be used to comply with the standard because they’re inefficient, unaffordable to operate and/or unsafe to run.

Ventilation St Leonards

Every living space in a rental property must include at least one open door or window to provide natural airflow. Furthermore, moist areas such as kitchens or bathrooms need to have an externally vented extractor to eliminate moisture.

A ventilation standard is all about recognising the fact that dry air is much easier to heat, and that the property that is properly ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallways are not liveable , and thus are not require an opening door or window.

Each window, door or the skylight needs to be able open to the outside, but remain at an open angle, allowing ventilation and fresh air air flow.

All bathrooms and kitchens as well as any other space in your home that has shower, bath, cooktop or other high humidity-generating items will require proper extractor fan systems which are vented to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation in each livable space and will also check for the proper extractor fans in high moisture areas.

Insulation St Leonards

The insulation of the ceiling and underfloor is mandatory for all rent homes as of July 1st, 2019. Property managers and landlords have to make sure that the insulation is up to current quality. In some cases, current ceiling insulation, or the insulation of the sub floor space might require to be replaced or replaced.

A house that is well-insulated will reduce the risk of condensation, and decrease the risk of mould and dampness, and will also make it easier to allow the household to keep warmth.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and is a gauge of how well insulation is able to resist heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

St Leonards Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building it is also about the outside. You must ensure there is somewhere for surface as well as groundwater to move and stop it from coming inside. When it comes to moisture and damp it’s frequently what you don’t see that can cause a lot of trouble, causing damage to your investment and affecting the tenant’s well-being.

Rental properties must have effective drainage to get rid of floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure that the water has a location to go, and it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

In addition to a drainage system to prevent water ingress, if the rental is enclosed between the floor and ground, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are usually an insulating sheet of polythene laid over the ground, in order to block any moisture in the ground from getting into the home. It also helps prevent any damage to your underfloor insulation.
