Draught Stopping Roys Hill

Draughts are a major cause of lower temperatures in households. A draughty house costs more to heat, meaning wasting money and energy.

If a draught can be perceived as a result of gaps or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the air is clear from a hole or gap and you can feel it, it is most likely a gap or hole which requirements sealing in the way you can. Large cracks and gaps should be permanently stopped. Cracks that are greater than 3mm and let air in or out of the house need to be sealed. In the case of an open fireplace isn’t used it could cause draughts, and should be shut from. Landlords and property managers are responsible for making sure that these draughts are stopped whenever possible.

You don’t require to block gaps or holes that are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the structure as the household gets warmer and cooler, so that they are able to be shut and opened, rather than being stuck. We will examine all doors and windows as part of the Healthy Homes assessment of your rental property.

Rental properties in Roys Hill must have a fixed heating source which can warm the principal or the biggest living room to at least 18degC even on the winter coldest days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements to remain fixed (i.e. not portable) that is, at minimum 1.5 kW in heating capacity, and meet the minimum requirement for heat capacity for the main living room. The Heating Assessment Tool can be used to check if your current installed heater(s) are sufficient or if you’ll require to "top-up" with an additional heater. Fires that are open and unflued heaters, such as mobile LPG bottle heaters aren’t considered to be acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is an electric heater (or heat pump), it must have a thermostat. This makes your heating more consistent and efficient. For most properties, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. However, in some cases such as small apartments an electric, fixed heater might be enough.

If the living area already has a fixed heating source, like the heat pump, it might need an upgrade to make sure it meets the requirements. Certain kinds of heaters cannot be used to comply with the quality because they’re costly, not affordable to run, or are unsafe to operate.

Roys Hill Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building It’s about having to make sure there is somewhere to allow surface, rain or ground water and also stop it from getting into the building. When it comes to moisture and damp it is usually what you don’t see that could be a huge problem and cause the property to suffer and affecting your tenant’s well-being.

Rental properties should be equipped with effective drainage to eliminate rainwater, storm water, and groundwater, with an appropriate outfall or runoff. Making sure the water has a place to go, and it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture ingress, if your apartment has an enclosed gap between floorboards and surface, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is generally an insulating sheet of polythene laid over the ground to stop any moisture from the ground from accumulating into the structure. It also assists in preventing moisture damage to the underfloor insulation.
