Draughts increase the likelihood of dropping temperatures within households. A cold house is more expensive to heat, meaning wasting money and energy.

If a draft can be perceived as a result of gaps or holes that it needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or a clear draught from a hole or gap, then it’s probably a gap or hole which requirements sealing in the way you can. Large gaps and cracks should be sealed permanently. Any gaps greater than 3mm that allow air in or out of your home require to be sealed. For example, if the open fireplace is not in use, it can create draughts. This should be sealed off. Property managers and landlords are responsible for making sure that these draughts are stopped whenever imaginable.

There is no require to block up intentional holes or gaps that are part of the building. For example, tiny gaps around doors and windows might be necessary to allow for movement within the building when the home warms and cools in order to let them be closed and opened rather than securing. We will check all windows and doors during an Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy homes

Heating Raureka

Raureka rental properties should have a permanent heating source that can heat the living area to at minimum 18degC even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heating needs to remain fixed (i.e., not portable) that is, at least 1.5 kW of heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool could be used to determine if the permanent heater(s) are sufficient or if you’ll need to "top up" by adding a second heater. Unflued combustion and open fire heaters like portable LPG bottle heaters aren’t considered to be safe heating options under The Healthy Homes Standard.

If the heating system you provide is electric heating or heat source, it should have an thermostat. This makes the heating more reliable and effective. In most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in certain instances like small apartments, a smaller fixed electric heater might be enough.

If your main living space is already equipped with a fixed heating source such as an air conditioner, it might just require an update to be able to meet the standards. Some types of heaters can’t be used to achieve the quality as they are either expensive, inefficient and/or unhealthy to run.

Ventilation Raureka

Every living space of a rental house must have at least one opening window or exterior door to provide natural airflow. In addition, humid areas like kitchens and bathrooms must have a suitable externally vented extractor to remove moisture.

This ventilation quality is all about understanding how the dry atmosphere is more easy to heat and that a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living rooms kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus don’t need an opening door or window.

Each door, window or the skylight requirements to be able of opening to the outside and remain set in an opening position to allow for fresh air circulation and air flow.

All bathrooms and kitchens and any other area in your property with a bath, shower and cooktop or another water-generating appliance will require proper extractor fan systems which are vented to the outdoors. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space and will also check for the proper extractor fans in areas with high moisture.

Insulation Raureka

Insulation for underfloor and ceilings is required on all rental houses since July 1, 2019. All landlords and property managers are required to ensure that the insulation meets this new quality. In some instances, old ceiling insulation as well as insulation within the sub floor space might require to be topped up or replaced.

A properly insulated home will reduce the risk of condensation and lower the chance of mould and dampness, and it will make more easy to the house to keep warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" signifies thermal resistance, and is a gauge of how well insulation can withstand heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Raureka Moisture Ingress & Drainage

Keeping your rental property safe from moisture isn’t just about the inside; you have to ensure there is somewhere for surface and ground water to go, and stop it from coming into the building. When it concerns damp and moisture it is usually those concerns that you aren’t aware of that can become a big problem and cause the property to suffer and affecting the tenant’s health.

Properties that are rented must be equipped with effective drainage to get rid of rainwater, storm water, and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a proper place to go and that it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop water ingress, if the property has an enclosed space between your floor and the surface, a ground moisture barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier generally a polythene sheet laid over the ground, to block any moisture present in the ground from getting into the home. It also helps prevent moisture damage to the underfloor insulation.
