Unreasonable Gaps & Holes

Draught Stopping Raupunga

Draughts increase the likelihood of dropping temperatures within households. A draughty house will cost more to heat, which completed jobs in wasting energy and increased bills.

If a draft can be felt through gaps that are too large or holes that it requirements to be sealed.

What are unjustifiable gaps or holes?

If you are able to feel external air getting in, or see an unobstructed draught coming out of a hole or gap or crack, then it is most likely a gap or hole that needs sealing in the way you can. Cracks and gaps that are large should be sealed permanently. Cracks that are greater than 3mm and let air in or out from the house require seals. For instance, if an open fireplace isn’t used it can create draughts. This should be sealed from. Landlords and property managers are accountable for making sure that such draughts are squelched whenever possible.

There is no need to cover up holes or gaps that are part of the construction. For instance, small gaps around windows and doors could be necessary to allow for movement within the structure when the household is heated and cools to allow them to be shut and opened, rather instead of being stuck. We will inspect all windows and doors during an Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being homes

Heating Raupunga

Rental properties in Raupunga must have a fixed heating source that is able to heat the largest or main living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs to remain fixed (i.e., not portable), at least 1.5 horsepower in capacity, and meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool may be used to check if the current installed heater(s) are sufficient or whether you will require to "top-up" with a new heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters aren’t considered to be acceptable heating options in the Healthy Homes Standard.

If the heating you offer is an electric heater or heat source, it requirements to be equipped with a thermostat. This will help make your heating more consistent and effective. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In certain situations, like small apartment buildings the smaller fixed electric heater may suffice.

If the main living room already has a central heating source such as the heat pump, it might just need some additional energy to meet the standards. Some types of heaters can’t be used to comply with the standard as they are either expensive, inefficient and/or unsafe to run.

Ventilation Raupunga

Every living space of a rental house must contain at minimum one open windows or an exterior door to offer natural ventilation. In addition, humid spaces like kitchens and bathrooms must have a suitable externally vented extractor to take moisture away.

A ventilation quality is all about understanding how dry air is much easier to heat and that a well ventilated rental property is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining rooms are all considered living spaces. Connecting spaces such as the hallway are not considered living spaces and therefore don’t need an opening door or window.

Every window, door or Skylight requirements to have the ability of opening to the outside and remain set in an opening position, allowing to circulate fresh air as well as ventilation.

Bathrooms, kitchens, and every other room of your home that has a bath, shower and cooktop or another humidity-generating items will require adequate extractor fans which are vented to the outside. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space, including suitable extractor fans in high moisture areas.

Insulation Raupunga

Underfloor and ceiling insulation is a requirement for all rent houses since 1 July 2019. Property managers and landlords must make sure the insulation meets current standard. In some cases, old ceiling insulation as well as insulation within the sub floor space might require to be topped up or replaced.

A properly insulated home can help control condensation, and decrease the risk of dampness and mould, and it will make more easy for the home to keep heat.

Insulation needs to meet the R-values required for your area

The "R" signifies thermal resistance and it is a measurement of how well insulation can withstand heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Raupunga Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere for rain, surface and underground water to flow, and prevent it from getting into the building. When it concerns damp and moisture it is typically those things that you aren’t aware of that can become a big problem, causing the property to suffer and affecting the tenant’s health.

Rental properties need to have effective drainage to eliminate the stormwater and surface waters, and ground water. This includes the proper outfall or runoff. Making sure that water has a place to go and that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to an irrigation system to stop the ingress of moisture, if your rental is enclosed between your floor and the ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground to prevent any moisture from the ground from accumulating into the building. It also helps to prevent from causing damage to the flooring insulation.
