Draughts may lead to dropping temperatures within households. A draughty house is more expensive to heat, resulting in wasted energy and resulting in higher bills.

If a draught is felt from unreasonable gaps or holes that it requirements to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a hole or gap or crack, then it is probably a gap or an opening that requirements sealing in any way. Large cracks and gaps should be stopped permanently. The gaps that exceed 3mm that let air into or out from your home require seals. For example, if an open fireplace isn’t in use it could cause draughts, and should be blocked off. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed as much as possible.

You don’t need to block off gaps or holes which are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement of the building as the home warms and cools to allow them to be closed and opened rather instead of being stuck. We will test the windows and doors in an Healthy Homes assessment of your rental property.

Heating Putorino

Rental properties in Putorino need to have a stable heating source that can warm the largest or main living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements that it be permanently fixed (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required in the living area. A Heating Assessment Tool can be used to check if the current permanent heater(s) are adequate or if you’ll need to "top up" by adding a second heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, it must be equipped with the thermostat. This makes the heating more uniform and efficient. In most houses, larger fixed heating systems such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like small apartments the smaller fixed electric heater may be sufficient.

If the living area already has a fixed heating source, such as the heat pump, it could require some additional energy to make sure it meets the requirements. Some types of heaters can’t be used to comply with the standard since they’re either not efficient, cost prohibitive to operate or are unsafe to operate.

Each window, door or the skylight needs to be able of opening to the outside, and stay at an open angle, allowing the circulation of fresh air and ventilation.

The bathrooms in all kitchens and every other room of your home that has shower, bath, cooktop or other high moisture-producing item will need appropriate extractor fans that vent out to the outside. The Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Making sure your rental property is protected from water damage isn’t only about the inside It’s about having to ensure there is somewhere for rain, surface as well as groundwater to move, and prevent it from getting into the building. When it is about damp and water, it is usually those things that you aren’t aware of that can cause a lot of trouble and end up causing the property to suffer and affecting the tenant’s well-being.

Rental properties must be equipped with effective drainage for the removal of rainwater, storm water, and ground water. This includes an appropriate outfall or runoff. Making sure that water has a place to go and that it doesn’t get sucked into structures is an important aspect of making sure your property is dry.

In addition to an irrigation system to stop the ingress of moisture, if your rental is enclosed between your floor and the soil, a ground-water barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground, in order to block any moisture from the ground from getting into the structure. It also helps to prevent from causing damage to the flooring insulation.
