Unreasonable Gaps & Holes

Draught Stopping Putorino

Draughts may lead to low temperatures inside homes. A damp house is more expensive to heat, which completed jobs in wasting energy and increased bills.

If a draught could be felt through gaps that are too large or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating from a gap or hole and you can feel it, it’s most likely a gap or an opening that needs sealing in the way you can. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and let air into or out of your house require the sealing. For example, if an open fireplace isn’t used it can cause draughts and should be shut from. Landlords and property managers are responsible for ensuring that draughts from the fireplace are removed whenever possible.

There is no require to block holes or gaps which are part of the construction. For instance, small gaps around doors and windows may be required to allow movement of the building as the house is heated and cools to allow them to be closed and opened instead of instead of being stuck. We will inspect the windows and doors during the Healthy Homes assessment of your rental property.

Heating Putorino

Rental properties in Putorino should have a permanent heating source that can heat the living area to at minimum 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs for it to be permanent (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool may be used to determine whether the permanent heater(s) are adequate or if you’ll need to ‘top up’ with a new heater. Unflued combustion and open fire heaters like mobile LPG bottle heaters are not considered acceptable heating options under the Healthy Homes Standard.

If the heating you offer is electric heating or heat source, it should be equipped with an thermostat. This will help make the heating more consistent and efficient. For the majority of homes, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in some cases like apartments with small spaces the smaller fixed electric heater might be enough.

If the main living room already has a central heating source like a heat pump, then it could require an upgrade to meet the standards. Some types of heaters can’t be used to meet the quality as they are either costly, not affordable to run, and/or unsafe to run.

Ventilation Putorino

Each living space within a rental property has to contain at minimum one open doors or windows to provide natural airflow. Furthermore, moist spaces like kitchens and bathrooms must have a suitable externally vented extractor to take moisture away.

It is the ventilation quality is all about recognising how dry air is easier to heat and that the property that is properly ventilated is less likely to be a victim of mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway aren’t considered living spaces and therefore do not require an opening window or door.

Each window, door or Skylight needs to be able to open to the outside, and stay set in an opening position to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, and any other area in your property with a bath, shower cooker or any other water-generating appliance will need appropriate extractor fans that vent towards the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Putorino

The insulation of the ceiling and underfloor has been compulsory in all rental homes since July 1, 2019. Property managers and landlords must make sure that the insulation is up to the new quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space may require to be filled with or replaced.

A well-insulated property can help control condensation and reduce the chances of mould and damp, and it will make much easier to the home to keep warmth.

Insulation needs to be in compliance with the R-values required for your area

The "R" refers to thermal resistance, and it is a measurement of how well insulation is able to resist heat flow. The more R-value is higher, the more efficient the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Putorino Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the inside It’s about having to ensure there is somewhere for rain, surface and ground water to go, and prevent it from getting into the building. When it concerns damp and moisture it is frequently those things that you aren’t aware of that could be a huge problem and cause the property to suffer and harming the tenant’s health.

Rental properties must have efficient drainage for the removal of the stormwater and surface waters, and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a proper place to go, and also that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop moisture ingress, if your apartment has an enclosed gap between floorboards and the surface, a ground moisture barrier must be installed if it is reasonably practicable to install it.

A ground moisture barrier is typically a polythene sheet laid over the ground to stop any moisture from the ground from accumulating into the structure. It also helps to prevent water damage to the floor insulation.
