Unreasonable Gaps & Holes

Draughts can lead to less temperature in homes. A damp house is more expensive to heat, meaning wasting money and energy.

If a draught can be perceived as a result of gaps or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a crack or a gap or crack, then it is likely a crack or hole that needs sealing in any way. Large gaps and cracks should be fixed permanently. Cracks that are greater than 3mm and let air in or out of the house need seals. In the case of an open fireplace is not in use, it may cause draughts and should be sealed off. Property managers and landlords are accountable for ensuring that such draughts are squelched in the maximum extent possible.

There is no need to block holes or gaps in the construction. For example, tiny gaps around windows and doors may be required to allow for movement of the building when the house is heated and cools in order to let them be closed and opened instead of than being stuck. We will test all windows and doors during an Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure well-being houses

Heating Putorino

Rental properties in Putorino must have a fixed source of heating that can warm the main or largest living space to at least 18degC, even on the most coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source needs to be fixed (i.e. not portable) that is, at least 1.5 kW in heating capacity, and must meet the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine whether the current fix heater(s) are adequate or if you’ll require to "top up" with a new heater. Unflued combustion and open fire heaters, such as small portable LPG bottle heaters aren’t considered to be suitable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump, it should be equipped with a thermostat. This makes the heating more consistent and effective. In most houses, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in certain instances like small apartment buildings small apartments, a smaller electric fixed heater might be enough.

If your main living space already has a permanent heating source such as a heat pump, then it could need some additional energy to ensure it meets the requirements. Certain types of heaters cannot be used to comply with the quality because they’re not effective, cost prohibitive to operate and/or unhealthy to run.

Putorino Moisture Ingress & Drainage

Keeping your rental property safe from dampness isn’t just about the inside; you have to make sure there is somewhere for surface, rain and ground water to go, and stop it from coming into the building. When it is damp and moisture, it’s typically those concerns that you aren’t aware of that could become a major issue, causing damages to your investment and affecting the tenant’s health.

Rental properties should have efficient drainage to eliminate the stormwater and surface waters and ground water. This includes an appropriate runoff or outfall. Making sure the water has a proper place to go, and it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

In addition to the drainage system that will prevent the ingress of moisture, if your rental has an enclosed gap between floorboards and ground, a ground water barrier should be put in place if it is reasonably practicable to do so.

A ground moisture barrier is typically a sheet of polythene that is placed over the ground, to block any moisture present in the ground from rising into the property. It also helps prevent from causing damage to the flooring insulation.
