Draughts increase the likelihood of lower temperatures in homes. A draughty house costs more to heat, resulting in wasted energy and increased bills.

If a draught is felt through gaps that are too large or holes or holes, it needs to be closed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see a clear draught from a gap or hole or crack, then it’s likely to be a gap or hole which requirements sealing in some way. Cracks or gaps with large gaps must be fixed permanently. Gaps greater than 3mm that let air in or out of your house need sealing. For example, if the open fireplace is not in use, it can cause draughts and should be shut from. Property managers and landlords are responsible for making sure that these draughts are stopped in the maximum extent possible.

You don’t require to block holes or gaps that are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the structure as the home gets warmer and cooler, in order to let them be shut and opened, rather than sticking. We will examine the windows and doors as part of an Healthy Homes assessment of your rental property.

A Heating Assessment Tool could be used to determine whether the existing permanent heater(s) are sufficient or if you’ll need to top up by adding a second heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters aren’t considered to be suitable heating options for those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat source, it should have the thermostat. This makes your heating more consistent and efficient. In some instances, like small apartments small apartments, a smaller electric fixed heater might be enough.

Bedrooms, living spaces, dining rooms, and kitchens are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t liveable and don’t require an opening window or door.

Putorino Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the inside of the building it’s also about the outside. You must make sure there is somewhere for surface, rain as well as groundwater to move, and also stop it from getting into the building. When it comes to moisture and damp it’s typically what you don’t see that could be a huge problem, causing damages to your investment and affecting the tenant’s health.

Properties that are rented must be equipped with efficient drainage for the removal of rainwater, storm water, and ground water. This includes the proper outfall or runoff. Making sure that water has a proper place to go, and it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

In addition to a drainage system to prevent moisture from entering, if your property has an enclosed space between floorboards and the surface, a ground moisture barrier must be constructed if it’s reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground to prevent any moisture present in the ground from getting into the building. It also helps prevent from causing damage to the flooring insulation.
