Draughts may lead to dropping temperatures within households. A humid home will cost more to heat, which completed jobs in wasting energy and resulting in higher bills.

If a draft can be noticed from gaps that are not adequate or holes the area needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the air is clear from a hole or gap or crack, then it is likely to be a gap or an opening that requirements sealing in some way. Large gaps and cracks should be fixed permanently. Any gaps greater than 3mm that allow air in or out from the house require to be sealed. In the case of an open fireplace is not in use, it can create draughts. This should be blocked from. Heating Putorino

Putorino rental properties require a reliable heating source which can warm the largest or main living space to at least 18 degrees Celsius, even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to remain fixed (i.e. not portable) and at minimum 1.5 Kilowatts in heating capacity and have the minimum required heating capacity in the living area. A Heating Assessment Tool can be used to determine if the existing installed heater(s) are adequate or whether you will require to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters aren’t considered to be acceptable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is an electric heater or heat pump it must be equipped with the thermostat. This will help make the heating more reliable and efficient. In most houses, larger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In certain situations, like small apartments an electric, fixed heater might be enough.

If the living area already has a permanent heating source, such as a heat pump, then it could require an update to make sure it meets the requirements. Certain kinds of heaters cannot be used to achieve the standard since they’re either inefficient, unaffordable to operate or unsafe to operate.

Each liveable space in the rental property should have at least one opening door or window to offer natural airflow. Additionally, areas with high moisture areas such as kitchens or bathrooms must have a suitable externally vented extractor to get rid of moisture.

A ventilation standard is all about understanding that dry air is more easy to heat, and that an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces like the hallway aren’t considered liveable , and thus do not need an opening window or door.

Each window, door , or Skylight requirements for them to be in a position of opening to the outside, but remain set in an opening position, allowing to circulate fresh air as well as air flow.

The bathrooms in all kitchens and any other room in your house that houses a bath, shower, cooktop or other high humidity-generating items will require suitable extractor fans that can be vented to the outdoors. The Healthy Homes Assessment service will make sure there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Putorino Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of what’s inside the building but you must ensure there is somewhere for surface as well as groundwater to move, and also stop it from getting into the building. When it is damp and moisture, it is frequently those things that you aren’t aware of that can become a big problem that can cause damage to your investment as well as affecting your tenant’s health.

Properties that are rented must be equipped with effective drainage for the removal of rainwater, storm water, and ground water. This includes the proper outfall or runoff. Making sure the water has a proper place to go and that it doesn’t get sucked into buildings is an essential part of keeping your property dry.

In addition to a drainage system to avoid moisture from entering, if your apartment has an enclosed gap between the floor and ground, a ground moisture barrier must be installed if it is reasonably practicable to do so.

A ground moisture barrier is usually made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from getting into the property. It also assists in preventing from causing damage to the flooring insulation.
