Unreasonable Gaps & Holes

Draught Stopping Pukahu

Draughts can lead to low temperatures inside households. A damp home is more expensive to heat, meaning wasting energy and increased bills.

If a draught is perceived as a result of gaps or holes the area requirements to be closed.

What are unjustifiable gaps or holes?

If you can feel external air entering or the sound of a clear draught emanating from a crack or a gap and you can feel it, it is likely to be a gap or hole that requirements sealing in some way. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that let air into or out within your house need to be sealed. For instance, if an open fireplace is not in use, it could cause draughts, and should be sealed from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed whenever possible.

You don’t need to block off gaps or holes in the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement within the structure as the home gets warmer and cooler, to allow them to be shut and opened, rather than sticking. We will test the windows and doors as part of an Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being homes

Heating Pukahu

Pukahu rental properties require a reliable heating source that can heat the main or largest living space to at least 18degC even on the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs that it be permanently fixed (i.e. not portable) with at least 1.5 kW in heating capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine if your current permanent heater(s) are sufficient or whether you will require to top up with a new heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be acceptable heating options for the Healthy Homes Standard.

If the heating system you offer is an electric heater (or heat pump), it requirements to include the thermostat. This will make the heating more uniform and efficient. For the majority of homes, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. However, in some cases like small apartment buildings, a smaller fixed electric heater might be enough.

If your main living space already has a permanent heating source such as the heat pump, it might require an update to be able to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the quality since they’re either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Pukahu

Every living space of a rental property has to have at least one opening window or exterior door to provide natural airflow. In addition, humid areas like kitchens and bathrooms need to have an externally vented extractor fan to take moisture away.

It is the ventilation quality is about recognising the fact that dry air will be much easier to heat, and that an apartment that is well-ventilated is less likely to develop damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Spaces that connect, such as the hallway aren’t liveable and therefore are not require an opening window or door.

Each window, door or the skylight requirements to be able to open to the outside and remain closed in order to allow for fresh air circulation and air flow.

Bathrooms, kitchens, and any other area in your home that has a bath, shower cooker or any other humidity-generating items will require adequate extractor fans which are vented out to the outside. Our Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Pukahu

Ceiling and underfloor insulation is mandatory on all rental houses since July 1, 2019. All landlords and property managers should ensure that the insulation meets standards that are in line with the latest standard. In certain situations, the current ceiling insulation, or the insulation of the subfloor space might need to be replaced or replaced.

A properly insulated home can help control condensation and lower the chance of dampness and mould, and will also make much easier for the home to keep heat.

Insulation needs to meet the R-values of your area.

The "R" stands for thermal resistance and is a gauge of how well the insulation withstands heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Pukahu Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building it’s also about the outside. You must make sure there is somewhere for rain, surface or ground water and stop it from coming inside. When it comes to moisture and damp it is frequently the concerns you don’t notice that could be a huge problem and cause damage to your investment and affecting your tenant’s health.

Rental properties must be equipped with effective drainage to get rid of floodwaters, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that the water has a place to go, and it can’t linger underneath the buildings is an essential part of maintaining your property’s dry.

Alongside a drainage system to avoid water ingress, if the rental is enclosed between floorboards and surface, a ground moisture barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier generally a polythene sheet laid over the ground, to block any moisture in the ground from entering the home. It also helps prevent any damage to your underfloor insulation.
