If a draught could be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air flowing in or the air is clear from a hole or gap or crack, then it is likely to be a gap or hole that requirements sealing in somehow. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that allow air to enter or exit into your home require the sealing. For instance, if an open fireplace isn’t being used, it may cause draughts and must be sealed from. Property managers and landlords are responsible for making sure that such draughts are squelched as far as possible.

You don’t require to block up intentional holes or gaps in the building. For example, tiny gaps around doors and windows might be necessary to allow movement of the building when the house heats and cools, so that they are able to be closed and opened rather instead of being stuck. Properties that are rented must be equipped with efficient drainage to remove storm water, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a proper place to go and that it doesn’t get sucked into structures is an crucial aspect of keeping your property dry.

Alongside a drainage system to avoid the ingress of moisture, if your rental is enclosed between the floor and soil, a ground-water barrier must be put in place when it’s reasonably practicable to do so.

An underground moisture barrier usually an insulating sheet of polythene laid over the ground to stop any moisture that is present in the ground from accumulating into the structure. It also helps to prevent water damage to the floor insulation.
