Unreasonable Gaps & Holes

Draught Stopping Poraiti

Draughts can lead to dropping temperatures within houses. A humid home costs more to heat, which means wasting energy and increased bills.

If a draft can be felt from unreasonable gaps or holes or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear out of a hole or gap, then it’s likely a crack or an opening that requirements sealing in somehow. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that let air into or out from your home require sealing. For instance, if an open fireplace isn’t used it could cause draughts, and should be blocked from. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed in the maximum extent imaginable.

There is no need to block gaps or holes in the construction. For instance, small gaps around doors and windows might be necessary to allow for movement within the structure as the house warms and cools in order to let them be opened and closed rather than being stuck. We will examine every window and door during an Healthy Homes assessment of your rental property.

A good heating system is important for well-being homes

Heating Poraiti

Poraiti rental properties require a reliable source of heating that can warm the largest or main living space to at least 18degC, even on the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heating requirements to remain fixed (i.e. not portable), at least 1.5 Kilowatts in heating capacity, and meet the minimum required heating capacity for the main living room. The Heating Assessment Tool can be used to determine whether your current installed heater(s) are adequate or if you’ll require to "top-up" with an additional heater. Unflued combustion and open fire heaters, such as portable LPG bottle heaters aren’t considered to be acceptable heating options in those following the Healthy Homes Standard.

If the heating that you offer is electric heating or heat pump, it should be equipped with an thermostat. This makes the heating more uniform and effective. For the majority of homes, bigger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are needed. However, in some cases such as small apartments small apartments, a smaller electric fixed heater might be enough.

If the living area already has a fixed heating source such as heat pumps, it might just need an upgrade in order to comply with the standards. Some types of heaters can’t be used to comply with the standard because they’re expensive, inefficient or are unsafe to operate.

Ventilation Poraiti

Every living space in a rental property has to have at least one openable windows or an exterior door to provide natural airflow. In addition, high moisture spaces like kitchens and bathrooms need to have an externally vented extractor fan to remove moisture.

A ventilation quality is all about acknowledging that dry air will be more easy to heat and that a property that is well ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway are not considered living spaces and therefore don’t need an opening door or window.

Every window, door or Skylight requirements at least to open to the outside, and stay fixed in an open position, allowing the circulation of fresh air and air flow.

Bathrooms, kitchens, and any other area in your home with a bath, shower cooker or any other humidity-generating items will need adequate extractor fans that vent to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in each livable space with the right extractor fan in areas of high moisture.

Insulation Poraiti

Underfloor and ceiling insulation is a requirement to all rental houses from 1 July 2019. Property managers and landlords are required to make sure the insulation meets standards that are in line with the latest standard. In some instances, current ceiling insulation, or the insulation of the sub floor space may require to be filled with or replaced.

A well-insulated property can reduce condensation, and decrease the risk of mould and dampness and also makes more easy to the house to keep warmth.

Insulation needs to be in compliance with the R-values of your area.

The "R" signifies thermal resistance and is a gauge of how well insulation can withstand heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 and underfloor R 1.3

Poraiti Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere for surface or ground water, and to prevent it from getting inside. When it comes to moisture and damp it’s typically what you don’t see that could be a huge problem and end up causing the property to suffer and affecting your tenant’s health.

Properties that are rented must have effective drainage to remove the stormwater and surface waters, and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a place to go, and that it doesn’t get sucked into structures is an important aspect of maintaining your property’s dry.

In addition to a drainage system to avoid water ingress, if the rental has an enclosed gap between the floor and ground, a ground moisture barrier must be put in place when it is reasonably practicable to do so.

An underground moisture barrier usually a sheet of polythene that is placed over the ground to stop any moisture in the ground from entering the structure. It also helps in preventing moisture damage to the underfloor insulation.
