If a draft can be felt through gaps that are too large or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see the air is clear from a hole or gap and you can feel it, it’s likely to be a gap or an opening that requirements sealing in any way. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that let air into or out into your house require to be sealed. For example, if an open fireplace isn’t being used, it can cause draughts and should be blocked off. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed whenever imaginable.

You don’t need to block off holes or gaps that are part of the construction. For instance, small gaps around doors and windows could be required to allow for movement within the building as the household is heated and cools to allow them to be closed and opened instead of than sticking. A good heating system is important to ensure healthy homes

Heating Napier South

Rental properties in Napier South must have a fixed source of heat which can warm the principal or the biggest living space to at least 18degC even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating needs to remain fixed (i.e., not portable) and at least 1.5 kW of heating capacity, and meet the minimum capacity for heating required in the living area. The Heating Assessment Tool can be used to determine if the permanent heater(s) are sufficient or whether you will require to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options under The Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it should have the thermostat. This will make the heating more uniform and efficient. For the majority of homes, bigger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. In certain situations, like small apartment buildings small apartments, a smaller electric fixed heater could be enough.

If the main living room is already equipped with a fixed heating source such as the heat pump, it may require an update to meet the standards. Certain kinds of heaters cannot be used to comply with the quality because they’re expensive, inefficient and/or unsafe to run.

This ventilation standard is about recognising how dry air is much easier to heat, and that a well ventilated rental property is less likely to grow mould and damp.

Living rooms, bedrooms, kitchens, and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallway are not considered liveable and don’t require an opening door or window.

Each window, door or skylight needs at least open to the outside while remaining set in an opening position, allowing for fresh air circulation and air flow.

Bathrooms, kitchens, and any other room in your house that houses a bath, shower, cooktop or other high moisture-producing item will require appropriate extractor fans which are vented to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces with the right extractor fan for areas that are high in moisture.

Napier South Moisture Ingress & Drainage

Making sure your rental property is protected from dampness isn’t just about the inside of the building; you have to ensure there is somewhere to allow surface, rain and underground water to flow, and also stop it from getting inside. When it is about damp and water, it is typically what you don’t see that could become a major issue and cause damage to your investment as well as affecting the tenant’s health.

Properties that are rented must have efficient drainage for the removal of floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure that water has a location to go and that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to avoid moisture ingress, if your apartment has an enclosed gap between floorboards and ground, a ground water barrier must be put in place when it is reasonably practicable to install it.

The ground-moisture barrier generally made of polythene and is laid on top of the ground to prevent any moisture in the ground from accumulating into the home. It also assists in preventing moisture damage to the underfloor insulation.
