Fines for Failing to Comply

As of 1st July 2021, if a new, renewed or varied tenancy is signed on a Meeanee rental property, all Healthy Homes compliance work need to be finished within 90 days.

It is also important to remember that a landlord who own several rental properties can face greater penalties for non-compliance. The highest penalties are given for the most serious violations, and landlords who own at least six rental properties could be fined as high as $50,000, and even as high as $100,000 in the case of hearing claims.

When Do I need to be in compliance with the Healthy Homes Standards?

Meeanee Healthy Homes Compliance Timeframes

Tenancies commenced beginning on 1 July 2019 to 30 , June 20,21

  • The insulation of the ceiling and underfloor is compulsory in all Meeanee and New Zealand rental homes where it is reasonably practicable to install.
  • A Healthy Homes Intent to Comply Statement, an Insulation Statement and an Insurance Statement must be included with any renewed, new or amended tenancy agreement.
  • Property managers and landlords are required to keep records of their the compliance with the Healthy Homes Standard that apply or will be applied during the tenure of the rental property.

Beginning 1 July 2021

  • Private landlords and property managers must ensure that their rental properties are in compliance with the Healthy Homes Standards within 90 days of any newly renewed, extended or changed tenancy.
  • All boarding houses (except Kainga Ora and registered Community Housing Provider for boarding home tenancies) must meet the Healthy Homes Standards regardless of the date the tenancy was started.

Beginning 1 July 2023

  • All households that are rented out through Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must be in compliance with the Healthy Homes Standards regardless of when the tenancy first began.

From 1 July 2024

  • All rental homes are required to comply with Healthy Homes Standards regardless of when the tenancy began.
