Fines for Failing to Comply

As of 1st July 2021, once a new or renewed tenancy is signed on a Meeanee rental property, all Healthy Homes compliance items have to be completed within 90 days.

As of 1st July 2021, when a brand new, renewed or varied contract is signed on a Meeanee rental property, all Healthy Homes compliance work must be finished inside of 90 days.

Failure to adhere to each of Healthy Homes Standards within the anticipated timeframe could result in penalties of up to $7200. Meeanee Healthy Homes Compliance Timeframes

Tenancies signed between 1 July 2019 to the 30th June in 2021

  • Insulation of the underfloor and ceiling is mandatory for all Meeanee and New Zealand rental houses where it’s reasonably practicable to install.
  • A Healthy Homes Statement of Intent to Comply, an Insulation Statement and an Insurance Statement must be included with any renewal, new or varied tenancy agreement.
  • Landlords and property managers must keep records to demonstrate the conformance to the Healthy Homes Standard that apply or will be in force to their rental properties.

From 1 July 2021

  • Property managers and private landlords are required to ensure their rental properties comply to the Healthy Homes Standard within 90 days of a new, renewed , or altered lease.
  • All the boarding households (except Kainga Ora and registered Community Housing Provider for boarding house tenancies) must meet the Healthy Homes Standard regardless of the date the tenancy was started.

Starting 1 July 2023

  • All households let by Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must meet the Healthy Homes Standards regardless of when the tenancy first began.

Beginning 1 July 2024

  • All rentals houses have to meet the Healthy Homes Standards regardless of when the tenancy first began.

Meeanee rental properties must have a fixed source of heating that is able to heat the main or largest living room to at least 18degC even on the winter coldest days. If the main living room already has a fixed heating source such as the heat pump, it could need a top up to meet the standards. Certain kinds of heaters cannot be used to comply with the standard as they are either costly, not affordable to run, and/or unsafe to run.

Ventilation Meeanee

Every living space of the rental property should contain at minimum one open doors or windows to offer natural airflow. In addition, high moisture areas like kitchens and bathrooms should have an externally vented extractor to remove moisture.
