Healthy homes are important

What is the reason Healthy Homes Compliance so important?

One in three households rent homes in New Zealand and Mayfair, and research has shown that these rental houses are likely to be colder, older and have less effective heating, and generally are of lower quality than houses that are owned by the owner.

The damp, cold and mouldy homes can have negative well-being results, specifically for illnesses such as colds and influenza, asthma, and cardiovascular diseases. Furthermore, people who experience four or more key housing quality problems frequently have low life satisfaction and reduced well-being.

Improving the standard of Mayfair rental property will help tenants experience improved physical and mental health as well as lessen disruption to work, learning and living because of health issues. Your investment is also protected from mould, mildew and damp , which means lower costs for maintenance over the long term.

Unreasonable Gaps & Holes

Draught Stopping Mayfair

Draughts are a major cause of dropping temperatures within houses. A draughty house is more expensive to heat, which means wasting energy and increased bills.

If a draft can be perceived as a result of gaps or holes the area needs to be closed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or a clear draught from a crack or a gap and you can feel it, it is most likely a gap or crack that requirements sealing in any way. Large cracks and gaps should be stopped permanently. The gaps that exceed 3mm that allow air in or out within your house require to be sealed. In the case of an open fireplace isn’t used it could cause draughts, and must be sealed off. Property managers and landlords are accountable for ensuring that such draughts are squelched whenever possible.

You don’t need to block up intentional holes or gaps in the building. For example, tiny gaps around windows and doors may be required to allow movement of the structure as the house warms and cools so that they can still be opened and closed rather than being stuck. We will inspect all doors and windows as part of our Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy homes

Heating Mayfair

Mayfair rental properties require a reliable heating source that can warm the main or largest living room to at least 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs that it be permanently fixed (i.e. not portable) and at least 1.5 kW of heating capacity, and meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool can be used to determine if the permanent heater(s) are adequate or if you’ll require to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), then it must be equipped with an thermostat. This will help make the heating more uniform and efficient. In most houses, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. However, in certain instances such as small apartments small apartments, a smaller electric fixed heater may suffice.

If your living space already has a central heating source such as heat pumps, it might just need an update to meet the standards. Some types of heaters can’t be utilised to meet the quality because they’re expensive, inefficient and/or unhealthy to run.

Ventilation Mayfair

Every living space of the rental property should include at least one open window or exterior door to offer natural ventilation. Furthermore, moist spaces like kitchens and bathrooms must have a suitable externally vented extractor fan to eliminate moisture.

This ventilation quality is all about recognising how dry air will be much easier to heat and that an apartment that is well-ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable spaces. Connecting spaces such as the hallways are not liveable , and thus are not require an opening door or window.

Each window, door or Skylight requirements to have the ability of opening to the outside and remain at an open angle, allowing ventilation and fresh air air flow.

All bathrooms and kitchens and any other room in your home that has a bath, shower or cooktop, or any other humidity-generating items will need suitable extractor fans that vent towards the outside. We offer a Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable in areas with high moisture.

Insulation Mayfair

Insulation for underfloor and ceilings has been compulsory on all rental homes as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation is up to this new quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space may require to be added or replaced.

A well-insulated property can help control condensation and lessen the likelihood of mould and dampness, and it will make more easy for the home to hold heat.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance, and is a gauge of how well the insulation withstands heat flow. The greater the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Mayfair Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building it is also about the outside. You must make sure there is somewhere for surface and ground water to go and to prevent it from getting inside. When it concerns damp and moisture it’s frequently the concerns you don’t notice that could become a major issue and end up causing damage to your investment as well as affecting your tenant’s well-being.

Rental properties need to be equipped with effective drainage to eliminate the stormwater and surface waters and ground water. This includes an appropriate outfall or runoff. Making sure the water has a location to go, and also that it isn’t allowed to remain beneath buildings is a vital aspect of keeping your property dry.

Alongside a drainage system to prevent moisture from entering, if your apartment has an enclosed gap between your flooring and the ground, a ground moisture barrier must be constructed if it’s reasonably practicable to do so.

A ground moisture barrier is generally a sheet of polythene that is placed over the ground to stop any moisture present in the ground from accumulating into the building. It also helps to prevent water damage to the floor insulation.
