Healthy homes matter

Why is Healthy Homes Compliance so important?

A majority of households rent in New Zealand and Mayfair, and research indicates that rental homes are likely to be colder, older, are not as efficient heating, and generally are of lower quality than the houses of owners.

Moldy, damp and cold houses are linked to negative well-being outcomes, particularly for illnesses like colds, flu, asthma and cardiovascular issues. Furthermore, people who report four or more major issues with their housing often have low life satisfaction and reduced mental health.

Improving the standard of Mayfair rental property can help tenants enjoy better mental and physical health and minimise the interruption to learning, work and living because of diseases. Your investment is also protected from mildew, mould and damp damage, meaning lower maintenance costs in the long run.

The Healthy Homes Standard is a set of specific and minimal standards for heating, insulation Ventilation, Moisture ingress and Drainage, and Draught stopping for Mayfair rental properties.

Unreasonable Gaps & Holes

Draught Stopping Mayfair

Draughts may lead to lower temperatures in houses. A humid house is more expensive to heat, which means wasting money and energy.

If a draft can be felt through gaps that are too large or holes or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air coming in or the sound of a clear draught emanating out of a hole or gap that is, it is likely to be a gap or crack that needs sealing in somehow. Cracks and gaps that are large should be fixed permanently. Cracks that are greater than 3mm and allow air in or out from your house require sealing. In the case of an open fireplace isn’t being used, it can create draughts. This should be blocked from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed in the maximum extent imaginable.

You don’t need to block off holes or gaps in the construction. For example, tiny gaps around windows and doors might be necessary to allow for the movement of the structure as the household is heated and cools so that they are able to be closed and opened rather than being stuck. We will inspect the windows and doors during an Healthy Homes assessment of your rental property.

A good heating system is important for well-being houses

Heating Mayfair

Mayfair rental properties require a reliable source of heating that can heat the main or largest living space to a minimum of 18degC, even during the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heat needs to be fixed (i.e. not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity to heat the living space in general. The Heating Assessment Tool can be used to determine whether the existing permanent heater(s) are sufficient or if you’ll need to top up by adding a second heater. Unflued combustion and open fire heaters such as the portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, it requirements to be equipped with an thermostat. This will make your heating more consistent and effective. For the majority of homes, bigger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in certain instances like apartments with small spaces an electric, fixed heater could be enough.

If the main living room is already equipped with a fixed heating source like the heat pump, it might just require a top up in order to comply with the standards. Certain types of heaters cannot be used to achieve the quality as they are either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Mayfair

Each living space within a rental home must contain at minimum one open windows or an exterior door to offer natural ventilation. In addition, high moisture spaces like kitchens and bathrooms should have an venting fan outside to take moisture away.

The ventilation quality is all about recognising it is that dry air will be less difficult to heat and a property that is well ventilated is less likely to develop mould and damp.

Bedrooms, living spaces, kitchens, and dining areas are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable and therefore do not require an opening window or door.

Every window, door or the skylight needs for them to be in a position of opening to the outside, but remain fixed in an open position to allow the circulation of fresh air and air flow.

All kitchens and bathrooms, and every other room of your house that houses a bath, shower cooker or any other humidity-generating items will require proper extractor fan systems which are vented towards the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space with the right extractor fan in areas of high moisture.

Insulation Mayfair

Ceiling and underfloor insulation is a requirement in all rental homes as of July 1st, 2019. Property managers and landlords must make sure that the insulation is in line with this new standard. In certain situations, the current ceiling insulation, or the insulation of the subfloor space may require to be added or replaced.

A house that is well-insulated will help to control condensation and lessen the likelihood of dampness and mould, as well as making an easier task to allow the house to retain heat.

Insulation requirements to be in compliance with the R-values for your area

The "R" is a symbol for thermal resistance and is a gauge of how well insulation is able to resist heat flow. The higher the R-value, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Mayfair Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside it is also about the outside. You must ensure there is somewhere for surface or ground water and prevent it from getting into the building. When it comes to moisture and damp it is usually the concerns you don’t notice that could be a huge problem and end up causing damages to your investment and affecting the tenant’s health.

Properties that are rented must have efficient drainage to eliminate the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure that the water has a location to go, and that it can’t linger underneath the buildings is a vital aspect of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the rental has an enclosed gap between the floor and soil, a ground-water barrier must be constructed if it is reasonably practicable to install it.

An underground moisture barrier generally a polythene sheet laid over the ground to prevent any moisture in the ground from rising into the home. It also assists in preventing from causing damage to the flooring insulation.
