Healthy homes are important

Why is Healthy Homes Compliance So Important?

One in three households rent from New Zealand and Mayfair, and research has shown that these rental houses are most likely to be colder, older, have less effective heating, and generally are of lower quality than houses that are owned by the owner.

Cold, damp and mouldy homes can have negative health outcomes, particularly illnesses such as colds and flu, asthma and cardiovascular issues. Furthermore, people who reported at least four major house quality problems often experience low life satisfaction and reduced psychological well-being.

Improving the quality of Mayfair rental property will help tenants experience improved mental and physical health as well as lessen interruption to learning, work and living due to illnesses. Your investment is also better secured from mildew, mould and damp damage, meaning lower maintenance costs over the long term.

Unreasonable Gaps & Holes

Draught Stopping Mayfair

Draughts may lead to lower temperatures in households. A cold home will cost more to heat, which means wasting energy and incurring higher costs.

If a draught is felt through gaps that are too large or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating out of a hole or gap or crack, then it is most likely a gap or crack that requirements sealing in some way. Large cracks and gaps should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit from the house need seals. For instance, if an open fireplace isn’t being used, it may cause draughts and must be sealed from. Landlords and property managers are responsible for ensuring that such draughts are squelched as far as imaginable.

You don’t need to block up intentional gaps or holes which are part of the building. For instance, small gaps around doors and windows may be required to allow for the movement of the structure as the home heats and cools, so that they are able to be opened and closed rather than securing. We will check every window and door during an Healthy Homes assessment of your rental property.

Heating Mayfair

Rental properties in Mayfair should have a permanent source of heating that can heat the main or largest living room to at least 18degC, even on the coldest winter days. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical health as well as their mental health.

The source of heat needs to remain fixed (i.e., not portable), at least 1.5 kW in heating capacity and have the minimum heating capacity needed in the living area. A Heating Assessment Tool can be used to determine whether the existing fixed heater(s) are adequate or whether you will need to ‘top up’ with a new heater. Open fires and unflued combustion heaters, such as the portable LPG bottle heaters aren’t considered to be safe heating options for The Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it requirements to be equipped with a thermostat. This will help make the heating more reliable and efficient. For the majority of houses, bigger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are required. In certain situations, like small apartments the smaller fixed electric heater may be sufficient.

If the main living room already has a fixed heating source like heat pumps, it might need some additional energy to meet the standards. Certain kinds of heaters cannot be used to meet the standard as they are either not efficient, cost prohibitive to operate and/or unsafe to run.

Each window, door , or skylight requirements at least of opening to the outside, but remain closed, allowing for fresh air circulation and ventilation.

All bathrooms and kitchens as well as any other space in your property with a bath, shower and cooktop or another moisture-producing item will require appropriate extractor fans that are vented out to the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in each livable space that includes extractor fans that are suitable for areas that are high in moisture.

The insulation of the ceiling and underfloor has been compulsory to all rental houses from 1 July 2019. Mayfair Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building; you have to ensure there is somewhere for surface or ground water, and stop it from coming into the building. When it is about damp and water, it is frequently the concerns you don’t notice that can cause a lot of trouble and cause damage to your investment and harming the tenant’s health.

Rental properties require to have efficient drainage for the removal of rainwater, storm water and groundwater, with the proper outfall or runoff. Making sure the water has a place to go, and that it doesn’t sit beneath structures is an important aspect of keeping your property dry.

Alongside a drainage system to avoid moisture from entering, if your rental has an enclosed gap between your floor and the ground, a ground water barrier must be constructed if it’s reasonably practicable to install it.

The ground-moisture barrier usually a sheet of polythene that is placed over the ground, to block any moisture in the ground from rising into the home. It also assists in preventing moisture damage to the underfloor insulation.
