Fines for Failing to Comply

Since the 1st July of 2021, once a new or renewed contract is signed on a Mayfair rental property, all Healthy Homes compliance items need to be completed within 90 days.

Since the 1st July of 2021, when a brand new, renewed or varied contract is signed on the Mayfair rental property, all Healthy Homes compliance work must be taken care of within 90 days.

It’s crucial to note that landlords who have multiple rental properties could face additional fines for non-compliance. The harshest penalties are reserved for the most serious violations, and landlords who own six or more properties could receive fines of up to $50,000, and as much as $100,000 for hearing claims.

Mayfair Healthy Homes Compliance Timeframes

Tenancies established from 1 July 2019 and the 30th June in 2021

  • Insulation of the underfloor and ceiling is compulsory for all Mayfair and New Zealand rental houses where it’s reasonably practicable to install.
  • A Healthy Homes Declaration of Intent An Insulation Statement as well as an Insurance Statement should be included in any renewal, new or amended tenancy agreement.
  • Landlords and property managers must keep records that demonstrate the conformance to each Healthy Homes Standard that apply or will apply throughout the tenancy period of your rental home.

Starting 1 July 2021

  • Property managers and private landlords are required to make sure that their rental properties are in compliance to the Healthy Homes Standards within 90 days of a newly renewed, extended or changed Tenancy.

Heating Mayfair

Mayfair rental properties must have a fixed source of heating that can heat the principal or the biggest living room to at least 18 degrees Celsius, even on the coldest days of the year. Ventilation Mayfair
