Draughts can lead to lower temperatures in homes. A humid home costs more to heat, resulting in wasted energy and increased bills.

If a draught is felt through gaps that are too large or holes, it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air entering or a clear draught from a gap or hole or crack, then it is probably a gap or an opening that needs sealing in any way. Cracks or gaps with large gaps must be sealed permanently. Any gaps greater than 3mm that allow air in or out from your house need sealing. For example, if the open fireplace isn’t used it could cause draughts, and should be blocked off. Landlords and property managers are responsible for ensuring that such draughts are squelched as much as possible.

You don’t require to cover up holes or gaps which are part of the building. For instance, small gaps around windows and doors might be necessary to allow for movement of the building when the home heats and cools, so that they are able to be closed and opened instead of than being stuck. We will inspect all doors and windows during our Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy houses

Heating Mayfair

Rental properties in Mayfair require a reliable source of heat that can heat the largest or main living room to at least 18degC, even on the coldest winter days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs to be fixed (i.e., not portable) and at least 1.5 horsepower in capacity, and it must have the minimum required heating capacity for the main living space. The Heating Assessment Tool can be used to determine whether your current fix heater(s) are sufficient or whether you will need to ‘top up’ with a new heater. Open fires as well as unflued combustion heaters such as portable LPG bottle heaters aren’t considered to be suitable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating system you provide is electric heating (or heat pump), it needs to include an thermostat. This will make the heating more reliable and efficient. In most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, like small apartments the smaller fixed electric heater may suffice.

If the living area is already equipped with a fixed heating source like an air conditioner, it may need some additional energy to ensure it meets the requirements. Some types of heaters can’t be used to comply with the standard as they are either not efficient, cost prohibitive to operate and/or unhealthy to run.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallway are not considered liveable and are not require an opening door or window.

Each window, door or Skylight needs to have the ability of opening to the outside while remaining closed to allow the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other room in your house that houses a bath, shower and cooktop or another moisture generating item will need proper extractor fan systems which are vented to the outside. Our Healthy Homes Assessment service will check that there is adequate ventilation throughout the living spaces, including suitable extractor fans in areas with high moisture.

Underfloor and ceiling insulation is a requirement on all rental houses as of July 1st, 2019. All landlords and property managers should ensure that the insulation is in line with the new quality. In certain situations, the old ceiling insulation as well as insulation within the subfloor space might need to be added or replaced.

A house that is well-insulated will reduce the risk of condensation and lessen the likelihood of dampness and mould, and it will make it easier to allow the home to retain the heat.

Insulation needs to be in compliance with the R-values that are appropriate for your region.

The "R" signifies thermal resistance and is a measure of how well insulation withstands heat flow. The greater the R-value, the more effective the insulation.

Mayfair Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about what’s inside the building; you have to make sure there is somewhere for rain, surface or ground water, and to prevent it from getting inside. When it is damp and moisture, it is usually what you don’t see that can become a big problem and end up causing damages to your investment and harming your tenant’s health.

Rental properties must be equipped with effective drainage to eliminate the stormwater and surface waters, and ground water. This includes an appropriate outfall or runoff. Making sure that the water has a proper place to go, and also that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

In addition to an irrigation system to stop moisture from entering, if your apartment has an enclosed gap between your flooring and surface, a ground moisture barrier must be installed if it’s reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground, to block any moisture from the ground from entering the home. It also helps prevent from causing damage to the flooring insulation.
