Unreasonable Gaps & Holes

Draught Stopping Marewa

Draughts are a major cause of less temperature in households. A damp home is more expensive to heat, which results in wasting energy and increased bills.

If a draught can be felt through gaps that are too large or holes that it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or the air is clear from a crack or a gap or crack, then it is likely a crack or hole which requirements sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. Cracks that are greater than 3mm and allow air to enter or exit within your home require to be sealed. For example, if an open fireplace isn’t in use it can cause draughts and should be blocked from. Property managers and landlords are responsible for making sure that these draughts are stopped whenever imaginable.

You don’t need to cover up holes or gaps in the building. For instance, small gaps around windows and doors could be required to allow movement of the structure as the home gets warmer and cooler, to allow them to be shut and opened, rather than sticking. We will inspect the windows and doors during the Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure well-being homes

Heating Marewa

Rental properties in Marewa require a reliable source of heating that is able to heat the living room to at least 18degC, even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental outlook.

The source of heat needs to remain fixed (i.e., not portable), at least 1.5 kW of heating capacity, and meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool may be used to check if the current fixed heater(s) are sufficient or whether you will require to "top up" with an additional heater. Fires that are open and unflued heaters, such as the portable LPG bottle heaters aren’t considered to be acceptable heating options for the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump it should have the thermostat. This makes the heating more consistent and effective. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in certain instances such as small apartments an electric, fixed heater could be enough.

If the living area already has a permanent heating source, such as a heat pump, then it might need an upgrade to make sure it meets the requirements. Certain kinds of heaters aren’t able to be utilised to meet the quality since they’re either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Marewa

Each liveable space in a rental home must include at least one open doors or windows to offer natural airflow. Additionally, areas with high moisture areas like kitchens and bathrooms must have a suitable externally vented extractor fan that can remove moisture.

This ventilation standard is all about understanding the fact that dry air will be more easy to heat and a well ventilated rental property is less likely to grow damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are considered to be liveable spaces. Spaces that connect, such as the hallway are not considered liveable , and thus don’t need an opening door or window.

Each window, door , or skylight requirements for them to be in a position open to the outside, and stay fixed in an open position to allow ventilation and fresh air ventilation.

All kitchens and bathrooms, and every other room of your home that has a bath, shower or cooktop, or any other water-generating appliance will require suitable extractor fans which are vented to the outside. This Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces and will also check for the proper extractor fans in high moisture areas.

Insulation Marewa

Ceiling and underfloor insulation is required on all rental homes as of July 1st, 2019. All landlords and property managers are required to ensure that the insulation is up to standards that are in line with the latest quality. In some cases, existing ceiling insulation or insulation in the sub floor space might need to be replaced or replaced.

A well-insulated property can reduce condensation and lower the chance of dampness and mould, and it will make more easy for the household to hold the heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" refers to thermal resistance and is a gauge of how well insulation withstands heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Marewa Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside of the building it is also about the outside. You must ensure there is somewhere for surface and ground water to go and also stop it from getting inside. When it concerns damp and moisture it is often the things you don’t notice that can become a big problem, causing damage to your investment as well as harming your tenant’s health.

Rental properties need to have effective drainage to remove rainwater, storm water, and groundwater, with the proper outfall or runoff. Making sure that water has a proper place to go, and also that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your property has an enclosed space between your flooring and ground, a ground moisture barrier should be put in place if it is reasonably practicable to install it.

Ground moisture barriers are typically a polythene sheet laid over the ground to prevent any moisture present in the ground from accumulating into the property. It also helps to prevent moisture damage to the underfloor insulation.
