Healthy homes matter

Why is Healthy Homes Compliance important?

Around 1 in 3 households rent from New Zealand and Marewa, and research suggests that rental homes are most likely to be colder, older, have less effective heating, and generally tend to be of poorer quality than houses that are owned by the owner.

Damp, mouldy and cold homes are linked to negative well-being outcomes, particularly for illnesses such as colds and flu, asthma and heart diseases. In addition, people who report four or more key housing quality problems frequently have poor life satisfaction and lower mental wellbeing.

Enhancing the quality of Marewa rental property will help tenants experience improved mental and physical health and reduce the disruptions to their work, education and living due to illness. Your investment is also secured from mildew, mould and damp , which means less maintenance costs in the long-term.

The Healthy Homes Standards are a set of specific and minimal standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, as well Draught stopping within Marewa rental properties.

Unreasonable Gaps & Holes

Draught Stopping Marewa

Draughts increase the likelihood of low temperatures inside households. A cold home costs more to heat, which means wasting energy and resulting in higher bills.

If a draught could be perceived as a result of gaps or holes that it needs to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air flowing in or the sound of a clear draught emanating from a crack or a gap that is, it is likely a crack or an opening that requirements sealing in any way. Large cracks and gaps should be sealed permanently. The gaps that exceed 3mm that allow air to enter or exit of the home need to be sealed. For instance, if an open fireplace isn’t being used, it could cause draughts, and must be sealed off. Property managers and landlords are responsible for ensuring that draughts from the fireplace are removed as far as imaginable.

You don’t need to block up intentional gaps or holes in the construction. For instance, small gaps around doors and windows could be required to allow for the movement of the building when the house gets warmer and cooler, so that they are able to be closed and opened rather instead of being stuck. We will examine every window and door in your Healthy Homes assessment of your rental property.

A good heating system is important to ensure well-being homes

Heating Marewa

Marewa rental properties require a reliable heating source that can heat the principal or the biggest living space to a minimum of 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental outlook.

The heating source requirements that it be permanently fixed (i.e., not portable) with at least 1.5 kW in heating capacity and have the minimum heating capacity needed for the main living space. A Heating Assessment Tool could be used to determine whether the fixed heater(s) are sufficient or if you’ll require to "top up" by adding a second heater. Unflued combustion and open fire heaters like portable LPG bottle heaters are not considered to be suitable heating options in those following the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), then it must have a thermostat. This makes the heating more consistent and efficient. For most properties, larger heaters that are fixed, such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. In some instances, like apartments with small spaces small apartments, a smaller electric fixed heater may be sufficient.

If the living area already has a fixed heating source, such as a heat pump, then it could require an update in order to comply with the standards. Some types of heaters can’t be utilised to meet the standard since they’re either not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Marewa

Every living space of a rental property must include at least one open window or exterior door to provide natural ventilation. Furthermore, moist areas such as kitchens and bathrooms should be equipped with an externally vented extractor to eliminate moisture.

It is the ventilation quality is about recognising the fact that dry air is easier to heat and that the property that is properly ventilated is less likely to develop mould and damp.

Bedrooms, living rooms kitchens and dining rooms are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus are not need an opening door or window.

Each door, window or Skylight needs for them to be in a position of opening to the outside while remaining at an open angle, allowing to circulate fresh air as well as air flow.

Bathrooms, kitchens, and any other area in your home that has shower, bath and cooktop or another moisture-producing item will need appropriate extractor fans that can be vented towards the outside. We offer a Healthy Homes Assessment service will verify that there is enough air circulation in every living space that includes extractor fans that are suitable in high moisture areas.

Insulation Marewa

Ceiling and underfloor insulation is required in all rental houses from 1 July 2019. All landlords and property managers must make sure the insulation meets this new standard. In certain situations, the old ceiling insulation as well as insulation within the sub floor space may need to be replaced or replaced.

A well-insulated house will help to control condensation and lower the chance of mould and dampness and will also make an easier task to allow the home to hold heat.

Insulation needs to meet the R-values for your area

The "R" is a symbol for thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The more high the R-value, better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Marewa Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about the interior of the building It’s about having to ensure there is somewhere for surface, rain and ground water to go, and to prevent it from getting inside. When it is damp and moisture, it is frequently the things you don’t notice that can become a big problem and cause damage to your investment as well as harming your tenant’s well-being.

Rental properties should be equipped with effective drainage for the removal of floodwaters, surface water, and ground water, which includes the proper outfall or runoff. Making sure the water has a proper place to go and that it isn’t allowed to remain beneath structures is a crucial aspect of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between your flooring and ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

A ground moisture barrier is usually a polythene sheet laid over the ground to stop any moisture that is present in the ground from getting into the home. It also helps to prevent water damage to the floor insulation.
