If a draught could be perceived as a result of gaps or holes or holes, it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air entering or the air is clear from a hole or gap and you are able to feel it, it is most likely a gap or crack that requirements sealing in some way. Cracks or gaps with large gaps must be permanently stopped. The gaps that exceed 3mm that allow air in or out of your house need seals. In the case of an open fireplace isn’t in use it can create draughts. This must be sealed off. Landlords and property managers are responsible for ensuring that such draughts are squelched whenever possible.

There is no need to block up intentional gaps or holes that are part of the building. For instance, small gaps around doors and windows may be required to allow movement of the structure as the home warms and cools so that they can still be closed and opened rather than being stuck. We will test the windows and doors during your Healthy Homes assessment of your rental property.

Adequate heaters are important to ensure healthy homes

Heating Marewa

Marewa rental properties should have a permanent heating source that can heat the largest or main living space to a minimum of 18degC even on the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The heating source needs for it to be permanent (i.e., not portable), at minimum 1.5 kW of heating capacity, and must meet the minimum requirement for heat capacity for the main living space. The Heating Assessment Tool can be used to determine if the existing installed heater(s) are sufficient or if you’ll require to ‘top up’ by adding a second heater. Fires that are open and unflued heaters such as portable LPG bottle heaters are not considered to be safe heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating or heat source, then it must be equipped with an thermostat. This will make the heating more consistent and efficient. For most homes, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, such as small apartments small apartments, a smaller electric fixed heater might be enough.

If the main living room already has a central heating source such as an air conditioner, it might need an update to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the standard as they are either inefficient, unaffordable to operate or unsafe to operate.

Each living space within a rental house must contain at minimum one open windows or an exterior door to offer natural ventilation. In addition, humid areas like kitchens and bathrooms must have a suitable externally vented extractor fan to remove moisture.

The ventilation standard is all about recognising how dry air will be easier to heat and a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces like the hallway aren’t liveable and do not need an opening window or door.

Each window, door , or the skylight needs at least to open up to the outside while remaining fixed in an open position in order to allow to circulate fresh air as well as air flow.

The bathrooms in all kitchens as well as any other space in your property with shower, bath cooker or any other moisture generating item will need adequate extractor fans that can be vented to the outdoors. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space and will also check for the proper extractor fans in areas of high moisture.

Marewa Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of what’s inside the building; you have to ensure there is somewhere to allow surface, rain and ground water to go and prevent it from getting into the building. When it concerns damp and moisture it’s typically the things you don’t notice that can become a big problem and end up causing damage to your investment and harming your tenant’s health.

Rental properties require to have efficient drainage to remove floodwaters, surface water, and groundwater, with the proper outfall or runoff. Making sure the water has a place to go and that it doesn’t get sucked into structures is an important aspect of keeping your property dry.

In addition to a drainage system to avoid water ingress, if the rental is enclosed between your floor and surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

An underground moisture barrier typically a polythene sheet laid over the ground, in order to block any moisture from the ground from accumulating into the property. It also helps prevent water damage to the floor insulation.
