Fines for Failing to Comply

Since the 1st July of 2021, if a new, renewed or varied tenancy is signed for a Maraenui rental property, all Healthy Homes compliance tasks have to be taken care of within 90 days.

Beginning on July 1st, 2021, when a new or renewed tenancy is signed on the Maraenui rental property, all Healthy Homes compliance work must be taken care of by the end of 90 days.

When should I need to be in compliance with requirements of the Healthy Homes Standards?

Maraenui Healthy Homes Compliance Timeframes

Tenancies that were signed in the period between July 1st 2019 to 30 June 2021

  • The insulation of the ceiling and underfloor is compulsory throughout Maraenui and New Zealand rental homes where it is reasonably practicable to put in.
  • A Healthy Homes Intent to Comply Statement, an Insulation Statement and an Insurance Statement should be included with any new, renewed or altered tenancy contract.
  • Property managers and landlords must keep records to demonstrate the conformance to all Healthy Homes Standards that apply or will be in force to your rental home.

Beginning 1 July 2021

  • Private landlords and property managers are required to ensure their rental properties conform according to Healthy Homes Standards within 90 days of a new, renewed or varied Tenancy.
  • All boarding houses (except Kainga Ora and registered Community Housing Provider boarder home tenancies) are required to comply with Healthy Homes Standard regardless of the time the tenancy began.

Starting 1 July 2023

  • All homes rented to Kainga Ora (formerly Housing New Zealand) and Community Housing Providers that are registered must be in compliance with the Healthy Homes Standards regardless of the date when the tenancy started.

Beginning 1 July 2024

  • All rentals homes are required to comply with Healthy Homes Standard regardless of the time of the first day of tenancy.

Rental properties in Maraenui should have a permanent source of heating that can heat the main or largest living space to a minimum of 18degC, even during the coldest winter days.
