Fines for Failing to Comply

Since the 1st July of 2021, once a new or renewed contract is signed on a Mahora rental property, all Healthy Homes compliance items have to be finished within 90 days.

As of 1st July 2021, when a brand new, renewed or varied tenancy is signed on a Mahora rental property, all Healthy Homes compliance work must be done inside of 90 days.

Failure to comply with any of the Healthy Homes Standards within the anticipated timeframe could result in penalties of up to $7200. Mahora Healthy Homes Compliance Timeframes

Tenancies established in the period between July 1st 2019 to 30 June 2021

  • Underfloor and ceiling insulation is compulsory to all Mahora and New Zealand rental houses where it’s reasonably practicable to put in.
  • A Healthy Homes Declaration of Intent along with an Insulation Declaration and an Insurance Statement should be included in any new, renewed or modified tenancy agreement.
  • Property managers and landlords must keep records to demonstrate compliance with the Healthy Homes Standards that apply or will be in force during the tenancy of your rental home.

Beginning 1 July 2021

  • Property managers and private landlords have to make sure their rental properties conform to the Healthy Homes Standards within 90 days of any renewal, new or a change in tenant.
  • All boarding households (except Kainga Ora and registered Community Housing Provider Boarding household tenancies) must meet the Healthy Homes Standard regardless of when the tenancy began.

Heating Mahora

Mahora rental properties need to have a stable source of heat that can warm the largest or main living space to at least 18degC, even during the coldest winter days. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being as well as their mental health.
