Unreasonable Gaps & Holes

Draught Stopping Mahora

Draughts increase the likelihood of less temperature in homes. A cold house costs more to heat, meaning wasting money and energy.

If a draught is noticed from gaps that are not adequate or holes or holes, it requirements to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air entering or an unobstructed draught coming from a hole or gap, then it is most likely a gap or an opening that needs sealing in somehow. Cracks and gaps that are large should be fixed permanently. Any gaps greater than 3mm that allow air in or out into your house require the sealing. For example, if the open fireplace isn’t being used, it can cause draughts and should be shut from. Landlords and property managers are accountable for ensuring that draughts from the fireplace are removed whenever imaginable.

There is no need to block off holes or gaps which are part of the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement within the building when the house is heated and cools to allow them to be closed and opened instead of than being stuck. We will inspect every window and door during an Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy homes

Heating Mahora

Rental properties in Mahora should have a permanent heating source that can heat the living space to at least 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heat requirements to be fixed (i.e. not portable) and at least 1.5 kW in heating capacity, and must meet the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool could be used to determine whether the current fixed heater(s) are adequate or if you’ll require to top up with an additional heater. Fires that are open and unflued heaters like small portable LPG bottle heaters aren’t considered to be safe heating options in The Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, it needs to include the thermostat. This will make the heating more uniform and effective. For the majority of houses, bigger fixed heating systems such as heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, like small apartment buildings small apartments, a smaller electric fixed heater might be enough.

If your living space already has a central heating source like heat pumps, it might need some additional energy to make sure it meets the requirements. Certain types of heaters cannot be used to meet the quality since they’re either costly, not cost-effective to run, and/or unhealthy to run.

Bedrooms, living rooms kitchens and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable and do not need an opening door or window.

Each door, window or Skylight needs to have the ability open to the outside, and stay at an open angle, allowing for fresh air circulation and ventilation.

Mahora Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about what’s inside the building; you have to make sure there is somewhere for rain, surface and underground water to flow and stop it from coming inside. When it comes to moisture and damp it is typically the things you don’t notice that can cause a lot of trouble, causing damage to your investment and harming the tenant’s health.

Properties that are rented must have efficient drainage to eliminate storm water, surface water and ground water. This includes the proper outfall or runoff. Making sure that water has a location to go, and also that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

In addition to a drainage system to avoid moisture from entering, if your rental is enclosed between your floor and ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

An underground moisture barrier generally a polythene sheet laid over the ground to prevent any moisture from the ground from getting into the building. It also helps in preventing water damage to the floor insulation.
