Unreasonable Gaps & Holes

Draught Stopping Lochain

Draughts can lead to less temperature in households. A draughty house costs more to heat, which means wasting money and energy.

If a draught could be felt from unreasonable gaps or holes the area requirements to be sealed.

What are unreasonable gaps and holes?

If you are able to feel external air entering or a clear draught out of a hole or gap, then it’s most likely a gap or crack that needs sealing in any way. Cracks or gaps with large gaps must be stopped permanently. Gaps greater than 3mm that allow air in or out of your house need the sealing. For example, if an open fireplace is not in use, it can cause draughts and should be shut from. Property managers and landlords are accountable for ensuring such draughts are eliminated as much as imaginable.

There is no require to block up intentional gaps or holes which are part of the building. For example, tiny gaps around windows and doors might be necessary to allow for the movement of the structure as the house is heated and cools so that they are able to be closed and opened instead of than securing. We will test every window and door during the Healthy Homes assessment of your rental property.

A good heating system is crucial for well-being homes

Heating Lochain

Rental properties in Lochain require a reliable source of heating that is able to heat the principal or the biggest living room to at least 18degC, even during the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat needs to remain fixed (i.e. not portable) and at least 1.5 Kilowatts in heating capacity, and it must have the minimum heating capacity needed in the living area. A Heating Assessment Tool may be used to determine whether the installed heater(s) are sufficient or whether you will require to "top-up" with an additional heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters aren’t considered to be acceptable heating options under The Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), it should have a thermostat. This will make the heating more uniform and effective. For most houses, larger fixed heating systems such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. In certain situations, such as small apartments small apartments, a smaller electric fixed heater may be sufficient.

If the living area already has a permanent heating source such as heat pumps, it might require a top up to meet the standards. Certain kinds of heaters cannot be used to meet the quality as they are either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Lochain

Each liveable space in a rental property must have at least one opening doors or windows to offer natural airflow. In addition, humid areas like kitchens and bathrooms should be equipped with an externally vented extractor fan that can remove moisture.

A ventilation standard is all about acknowledging how dry air will be less difficult to heat, and that a well ventilated rental property is less likely to develop mould and damp.

Bedrooms, living spaces, dining rooms, and kitchens are considered to be liveable spaces. Connecting spaces like the hallways are not liveable , and thus don’t need an opening window or door.

Each window, door , or skylight requirements for them to be in a position of opening to the outside, but remain set in an opening position to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens and any other area in your property with a bath, shower and cooktop or another moisture generating item will need proper extractor fan systems that vent out to the outside. We offer a Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space, including suitable extractor fans in areas with high moisture.

Insulation Lochain

Underfloor and ceiling insulation is a requirement for all rent houses from 1 July 2019. Property managers and landlords should ensure the insulation meets current standard. In some instances, an existing insulation on the ceiling or in the subfloor space might need to be replaced or replaced.

A properly insulated home will reduce the risk of condensation, and decrease the risk of mould and damp, and also makes more easy for the house to retain heat.

Insulation needs to be in compliance with the R-values required for your area

The "R" is a symbol for thermal resistance and it is a measurement of how well the insulation is able to resist heat flow. The greater the R-value, the higher the quality of insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 Underfloor R 1.3
  • Zone 2 – all of the North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Lochain Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building It’s about having to ensure there is somewhere to allow surface, rain and underground water to flow and also stop it from getting inside. When it is damp and moisture, it is usually those concerns that you aren’t aware of that could become a major issue and cause damage to your investment as well as harming your tenant’s health.

Rental properties need to be equipped with effective drainage to get rid of rainwater, storm water, and groundwater, with the proper outfall or runoff. Making sure that the water has a proper place to go, and it can’t linger underneath the structures is an important aspect of keeping your property dry.

Alongside the drainage system that will prevent moisture ingress, if your apartment has an enclosed gap between the floor and the ground, a ground water barrier must be installed if it’s reasonably practicable to do so.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground, in order to block any moisture that is present in the ground from entering the property. It also assists in preventing from causing damage to the flooring insulation.
