Unreasonable Gaps & Holes

Draught Stopping Jervoistown

Draughts can lead to low temperatures inside houses. A damp house is more expensive to heat, which means wasting money and energy.

If a draft can be felt through gaps that are too large or holes or holes, it needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air flowing in or an unobstructed draught coming from a hole or gap or crack, then it is probably a gap or hole which needs sealing in somehow. Large gaps and cracks should be permanently stopped. Any gaps greater than 3mm that let air in or out into the home need the sealing. For instance, if an open fireplace is not in use, it may cause draughts and should be shut from. Property managers and landlords are responsible for ensuring such draughts are eliminated as far as possible.

You don’t require to block up intentional gaps or holes in the building. For example, tiny gaps around windows and doors might be necessary to allow for the movement of the building when the household warms and cools in order to let them be shut and opened, rather than securing. We will check every window and door in an Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for healthy homes

Heating Jervoistown

Jervoistown rental properties must have a fixed source of heating that is able to heat the principal or the biggest living space to at least 18degC, even during the coldest days of the year. This is the minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being and mental wellbeing.

The source of heat requirements to be fixed (i.e. not portable) with at minimum 1.5 Kilowatts in heating capacity, and it must have the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool could be used to check if the fix heater(s) are sufficient or if you’ll require to "top up" by adding a second heater. Unflued combustion and open fire heaters like portable LPG bottle heaters are not considered to be safe heating options under The Healthy Homes Standard.

If the heating that you provide is an electric heater or heat source, it must include a thermostat. This will help make the heating more uniform and efficient. For most houses, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. In some instances, like small apartment buildings an electric, fixed heater could be enough.

If your living space is already equipped with a fixed heating source like a heat pump, then it might require an update in order to comply with the standards. Some types of heaters can’t be used to meet the standard since they’re either expensive, inefficient and/or unhealthy to run.

Ventilation Jervoistown

Every living space of the rental property should include at least one open door or window to provide natural airflow. Furthermore, moist areas such as kitchens or bathrooms should be equipped with an externally vented extractor fan to remove moisture.

This ventilation standard is all about recognising it is that dry air is less difficult to heat and an apartment that is well-ventilated is less likely to grow mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable and therefore are not need an opening door or window.

Each window, door , or Skylight needs at least to open up to the outside, but remain closed, allowing ventilation and fresh air ventilation.

Bathrooms, kitchens, and any other area in your home that has shower, bath or cooktop, or any other humidity-generating items will require adequate extractor fans that can be vented to the outdoors. We offer a Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan in areas with high moisture.

Insulation Jervoistown

The insulation of the ceiling and underfloor is mandatory to all rental homes from 1 July 2019. All landlords and property managers should make sure that the insulation meets standards that are in line with the latest standard. In some cases, an existing insulation on the ceiling or in the subfloor space may require to be added or replaced.

A house that is well-insulated can reduce condensation and lessen the likelihood of mould and dampness, and it will make much easier to allow the household to keep heat.

Insulation requirements to meet the R-values required for your area

The "R" signifies thermal resistance, and is a gauge of how well insulation resists heat flow. The higher the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3, underfloor R 1.3

Jervoistown Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about the inside of the building It’s about having to make sure there is somewhere to allow surface, rain and underground water to flow, and also stop it from getting inside. When it comes to moisture and damp it is typically the things you don’t notice that can cause a lot of trouble, causing the property to suffer and harming your tenant’s well-being.

Properties that are rented must have effective drainage to get rid of storm water, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that water has a proper place to go, and it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture from entering, if your rental has an enclosed gap between the floor and the ground, a ground moisture barrier must be installed if it’s reasonably practicable to do so.

Ground moisture barriers are usually made of polythene and is laid on top of the ground to prevent any moisture in the ground from getting into the building. It also assists in preventing water damage to the floor insulation.
