Unreasonable Gaps & Holes

Draught Stopping Hastings Central

Draughts may lead to less temperature in households. A humid house is more expensive to heat, resulting in wasted money and energy.

If a draught could be noticed from gaps that are not adequate or holes that it requirements to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air entering or the sound of a clear draught emanating from a crack or a gap that is, it’s likely a crack or crack that needs sealing in any way. Cracks and gaps that are large should be stopped permanently. Cracks that are greater than 3mm and let air into or out of the house need the sealing. For instance, if an open fireplace is not in use, it could cause draughts, and should be blocked from. Property managers and landlords are responsible for making sure that draughts from the fireplace are removed as far as possible.

There is no require to block off holes or gaps that are part of the construction. For instance, small gaps around windows and doors might be necessary to allow for movement of the building as the house is heated and cools to allow them to be closed and opened rather than sticking. We will check all windows and doors as part of the Healthy Homes assessment of your rental property.

The proper heating equipment is crucial for well-being houses

Heating Hastings Central

Hastings Central rental properties require a reliable heating source which can warm the main or largest living space to a minimum of 18degC, even during the most coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The heating source requirements for it to be permanent (i.e. not portable) and at minimum 1.5 kW of heating capacity and have the minimum heating capacity needed in the living area. The Heating Assessment Tool can be used to determine if the current installed heater(s) are adequate or whether you will need to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be acceptable heating options under Healthy Homes Standard. Healthy Homes Standard.

If the heating that you offer is electric heating or heat source, it should have a thermostat. This will help make the heating more reliable and effective. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, like small apartments small apartments, a smaller electric fixed heater could be enough.

If your living space already has a permanent heating source, such as heat pumps, it might require an update to make sure it meets the requirements. Certain kinds of heaters cannot be used to meet the standard as they are either not effective, cost prohibitive to operate or are unsafe to operate.

Ventilation Hastings Central

Every living space in a rental home must include at least one open doors or windows to provide natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should have an venting fan outside to eliminate moisture.

The ventilation standard is all about recognising it is that the dry atmosphere is less difficult to heat, and that a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms, kitchens, and dining areas are all considered living spaces. Connecting spaces such as the hallway aren’t considered liveable and therefore do not need an opening door or window.

Each window, door , or the skylight needs to be able to open to the outside and remain set in an opening position to allow to circulate fresh air as well as air flow.

All bathrooms and kitchens and every other room of your home that has shower, bath cooker or any other humidity-generating items will need proper extractor fan systems that can be vented towards the outside. The Healthy Homes Assessment service will check that there is adequate air circulation in every living space with the right extractor fan for areas that are high in moisture.

Insulation Hastings Central

Underfloor and ceiling insulation is required to all rental houses since 1 July 2019. All landlords and property managers must make sure that the insulation is up to the new quality. In some cases, old ceiling insulation as well as insulation within the subfloor space might need to be topped up or replaced.

A well-insulated house can reduce condensation and lower the chance of mould and dampness and it will make an easier task for the house to hold the heat.

Insulation needs to be in compliance with the R-values for your area

The "R" refers to thermal resistance and is a gauge of how well insulation resists heat flow. The more R-value is higher, the higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – all area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Hastings Central Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the interior of the building it’s also about the outside. You must make sure there is somewhere for surface, rain or ground water, and prevent it from getting into the building. When it comes to moisture and damp it is frequently what you don’t see that could be a huge problem, causing damage to your investment as well as affecting your tenant’s health.

Rental properties must be equipped with efficient drainage to eliminate the stormwater and surface waters, and ground water, including an appropriate outfall or runoff. Making sure the water is able to go and that it isn’t allowed to remain beneath structures is an crucial aspect of maintaining your property’s dry.

Alongside a drainage system to prevent water ingress, if the property has an enclosed space between floorboards and soil, a ground-water barrier must be installed if it is reasonably practicable to install it.

An underground moisture barrier usually made of polythene and is laid on top of the ground, in order to block any moisture in the ground from entering the structure. It also assists in preventing from causing damage to the flooring insulation.
