Draughts can lead to low temperatures inside houses. A humid home will cost more to heat, which means wasting energy and increased bills.

If a draft can be noticed from gaps that are not adequate or holes, it requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air flowing in or an unobstructed draught coming from a crack or a gap, then it is likely to be a gap or crack that requirements sealing in any way. Large cracks and gaps should be stopped permanently. The gaps that exceed 3mm that let air in or out of your home need seals. In the case of an open fireplace isn’t being used, it may cause draughts and must be sealed from. Property managers and landlords are accountable for making sure that draughts from the fireplace are removed in the maximum extent possible.

There is no require to cover up holes or gaps in the construction. For example, tiny gaps around windows and doors might be necessary to allow for movement within the structure when the home is heated and cools so that they are able to be closed and opened rather than securing. The proper heating equipment is important for well-being homes

Heating Glengarry

Rental properties in Glengarry need to have a stable heating source that is able to heat the principal or the biggest living space to a minimum of 18degC, even during the winter coldest days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs that it be permanently fixed (i.e., not portable) with at minimum 1.5 Kilowatts in heating capacity and have the minimum capacity for heating required to heat the living space in general. A Heating Assessment Tool could be used to determine whether the existing fixed heater(s) are sufficient or if you’ll need to ‘top up’ with an additional heater. Open fires and unflued combustion heaters like mobile LPG bottle heaters are not considered to be acceptable heating options in the Healthy Homes Standard.

If the heating you offer is an electric heater (or heat pump), it should be equipped with an thermostat. This will make the heating more reliable and effective. For most homes, larger fixed heating devices such as heat pumps, wood burners, pellet burners or flued gas heaters are required. However, in certain instances like small apartment buildings an electric, fixed heater might be enough.

If the living area already has a fixed heating source such as a heat pump, then it may require an update to ensure it meets the requirements. Certain types of heaters cannot be used to meet the standard as they are either costly, not affordable to run, or are unsafe to operate.

Ventilation Glengarry

Every living space in a rental property has to have at least one opening door or window to provide natural ventilation. Furthermore, moist areas like kitchens and bathrooms should be equipped with an externally vented extractor to get rid of moisture.

The ventilation quality is all about recognising how the dry atmosphere is much easier to heat and an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living spaces, kitchens, and dining rooms are considered liveable areas. Connecting spaces like the hallway aren’t considered liveable and are not require an opening window or door.

Each door, window or skylight needs to be able to open to the outside while remaining at an open angle, allowing for fresh air circulation and ventilation.

All bathrooms and kitchens and every other room of your property with shower, bath and cooktop or another water-generating appliance will need proper extractor fan systems which are vented towards the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in every living space with the right extractor fan in high moisture areas.

Insulation Glengarry

Ceiling and underfloor insulation is required to all rental houses since July 1, 2019. All landlords and property managers must make sure that the insulation meets the new quality. In some cases, current ceiling insulation, or the insulation of the subfloor space might require to be replaced or replaced.

A well-insulated house will help to control condensation and lessen the likelihood of dampness and mould, as well as making much easier to allow the home to keep warmth.

Insulation needs to meet the R-values required for your area

The "R" stands for thermal resistance, and is a measure of how well the insulation resists heat flow. The greater the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – all part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3, underfloor R 1.3

Glengarry Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the interior of the building; you have to ensure there is somewhere for surface as well as groundwater to move, and to prevent it from getting into the building. When it is about damp and water, it is frequently the things you don’t notice that can become a big problem that can cause damage to your investment as well as affecting the tenant’s well-being.

Rental properties must be equipped with efficient drainage to eliminate floodwaters, surface water and ground water, including an appropriate outfall or runoff. Making sure that water has a location to go, and that it doesn’t sit beneath structures is a crucial aspect of making sure your property is dry.

In addition to an irrigation system to stop water ingress, if the property has an enclosed space between your flooring and the ground, a ground moisture barrier should be put in place if it’s reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground to stop any moisture present in the ground from getting into the property. It also helps in preventing water damage to the floor insulation.
