Healthy homes are important

What are the reasons why Healthy Homes Compliance so Important?

About 1 in 3 households rent the property in New Zealand and Frasertown, and research indicates that rental houses tend to be colder, older, are not as effective heating and tend to be lower quality than the houses of owners.

Cold, damp and mouldy houses can have negative health outcomes, particularly diseases like colds and influenza, asthma, and cardiovascular diseases. In addition, people who reported four or more key house quality problems often experience less satisfaction in their lives and lower psychological well-being.

Improving the standard of Frasertown rental property can help tenants enjoy better physical and mental health, and lessen the interruption to learning, work and living due to health issues. Your investment is also protected from mould, mildew and damp damages, which means lower costs for maintenance in the long-term.

The Healthy Homes Standard is a set of specific and minimal requirements for heating, insulation Ventilation, Moisture Ingress and Drainage, as well as Draught-stopping for Frasertown rental properties.

Unreasonable Gaps & Holes

Draught Stopping Frasertown

Draughts may lead to lower temperatures in households. A humid house will cost more to heat, resulting in wasted energy and incurring higher costs.

If a draft can be noticed from gaps that are not adequate or holes the area requirements to be sealed.

What are unreasonable gaps or holes?

If you can feel external air getting in, or see the air is clear from a crack or a gap or crack, then it is probably a gap or hole which needs sealing in any way. Large cracks and gaps should be sealed permanently. Any gaps greater than 3mm that let air into or out into your home need the sealing. In the case of an open fireplace isn’t being used, it can cause draughts and should be blocked from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as far as imaginable.

There is no require to block off gaps or holes which are part of the building. For example, tiny gaps around doors and windows could be necessary to allow movement of the building when the household warms and cools so that they can still be opened and closed rather than securing. We will inspect every window and door in the Healthy Homes assessment of your rental property.

Adequate heaters are crucial for well-being houses

Heating Frasertown

Frasertown rental properties require a reliable source of heating that is able to heat the{ main or largest|| largest or main| principal or the biggest} living area to at minimum 18degC, even during the coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heat needs for it to be permanent (i.e., not portable) and at minimum 1.5 kW of heating capacity, and must meet the minimum heating capacity needed to heat the living space in general. A Heating Assessment Tool could be used to check if the existing fixed heater(s) are adequate or whether you will require to "top up" with a new heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters aren’t considered to be safe heating options under those following the Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it requirements to have a thermostat. This will help make the heating more consistent and effective. In most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases like apartments with small spaces, a smaller fixed electric heater may suffice.

If the main living room is already equipped with a fixed heating source, such as the heat pump, it could require an update in order to comply with the standards. Certain types of heaters cannot be used to comply with the standard as they are either costly, not cost-effective to run, and/or unsafe to run.

Ventilation Frasertown

Each living space within a rental home must have at least one opening door or window to provide natural airflow. Additionally, areas with high moisture areas such as kitchens and bathrooms should have an externally vented extractor fan that can remove moisture.

The ventilation quality is all about recognising it is that dry air will be much easier to heat and heat, and an apartment that is well-ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining areas are all considered living spaces. Connecting spaces such as the hallway aren’t liveable and therefore do not require an opening door or window.

Every window, door or skylight requirements at least to open up to the outside and remain closed in order to allow the circulation of fresh air and ventilation.

All bathrooms and kitchens and every other room of your house that houses shower, bath, cooktop or other high humidity-generating items will need proper extractor fan systems which are vented to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space with the right extractor fan in areas with high moisture.

Insulation Frasertown

Ceiling and underfloor insulation has been compulsory on all rental houses since July 1, 2019. Property managers and landlords must ensure that the insulation meets this new standard. In certain situations, the current ceiling insulation, or the insulation of the sub floor space might need to be topped up or replaced.

A well-insulated property will reduce the risk of condensation and reduce the chances of mould and damp, as well as making much easier to allow the house to hold heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance, and it is a measurement of how well the insulation can withstand heat flow. The more R-value is higher, the better the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

Frasertown Moisture Ingress & Drainage

Keeping your rental property safe from the effects of moisture isn’t just a matter of the inside but you must make sure there is somewhere for surface and ground water to go, and also stop it from getting into the building. When it comes to moisture and damp it is usually not apparent that it can become a big problem, causing damage to your investment as well as harming the tenant’s well-being.

Rental properties must have efficient drainage to get rid of storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a place to go, and that it can’t linger underneath the structures is an crucial aspect of making sure your property is dry.

Alongside a drainage system to avoid water ingress, if the rental has an enclosed gap between your floor and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to do so.

An underground moisture barrier typically made of polythene and is laid on top of the ground to prevent any moisture in the ground from getting into the property. It also helps to prevent water damage to the floor insulation.
