Healthy homes matter

What is the reason Healthy Homes Compliance so important?

A majority of households rent from New Zealand and Fernhill, and research suggests that rental homes are most likely to be colder, older and have less efficient heating, and generally tend to be lower quality than homes that are owned by the owner.

Cold, damp and mouldy houses can have negative well-being outcomes, especially for diseases like colds and influenza, asthma, and cardiovascular diseases. In addition, people who report four or more major home quality issues often suffer from lower levels of satisfaction with life and a decrease in mental health.

The improvement in the standard of Fernhill rental property will help tenants experience improved physical and mental health as well as lessen disturbance to learning, work and living because of illness. Your investment will be protected from mildew, mould and damp-related damage, which completed jobs in lower costs for maintenance over the long term.

The Healthy Homes Standards are a list of the specific and minimum standards for heating, insulation Ventilation, Moisture Ingress and Drainage, as well Draught Stopping for Fernhill rental properties.

Unreasonable Gaps & Holes

Draught Stopping Fernhill

Draughts can lead to less temperature in houses. A draughty house will cost more to heat, which means wasting energy and incurring higher costs.

If a draught is noticed from gaps that are not adequate or holes that it needs to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a hole or gap, then it is likely to be a gap or hole that needs sealing in any way. Large gaps and cracks should be permanently stopped. Gaps greater than 3mm that allow air to enter or exit from the home require seals. In the case of an open fireplace isn’t being used, it can create draughts. This must be sealed off. Property managers and landlords are accountable for making sure that such draughts are squelched whenever possible.

You don’t need to block holes or gaps in the building. For instance, small gaps around doors and windows could be required to allow for movement of the structure as the home warms and cools in order to let them be shut and opened, rather than securing. We will examine all windows and doors as part of your Healthy Homes assessment of your rental property.

Proper heating is crucial for well-being homes

Heating Fernhill

Rental properties in Fernhill must have a fixed heating source that can heat the main or largest living room to at least 18 degrees Celsius, even on the coldest winter days. This is the recommended minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental wellbeing.

The source of heat requirements that it be permanently fixed (i.e., not portable) that is, at minimum 1.5 horsepower in capacity, and meet the minimum heating capacity needed for the main living space. The Heating Assessment Tool can be used to determine if your current permanent heater(s) are adequate or if you’ll require to "top up" by adding a second heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters aren’t considered to be safe heating options under the Healthy Homes Standard.

If the heating that you provide is electric heating (or heat pump), it should include a thermostat. This will make the heating more reliable and efficient. For most houses, larger fixed heating systems such as wood burners, heat pumps, pellet burners or flued gas heaters are required. In certain situations, like small apartment buildings small apartments, a smaller electric fixed heater could be enough.

If the living area already has a fixed heating source, like the heat pump, it could need a top up to meet the standards. Certain kinds of heaters cannot be used to comply with the quality since they’re either costly, not affordable to run, or unsafe to operate.

Ventilation Fernhill

Each living space within a rental property has to contain at minimum one open door or window to provide natural ventilation. Additionally, areas with high moisture areas like kitchens and bathrooms need to have an externally vented extractor fan to get rid of moisture.

A ventilation standard is all about recognising that dried air can be easier to heat and heat, and a well ventilated rental property is less likely to develop mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallways are not liveable , and thus are not require an opening door or window.

Each door, window or Skylight needs to have the ability to open to the outside and remain closed, allowing to circulate fresh air as well as ventilation.

All bathrooms and kitchens and any other room in your home that has shower, bath or cooktop, or any other moisture-producing item will require adequate extractor fans that can be vented towards the outside. Our Healthy Homes Assessment service will verify that there is enough air circulation in every living space and will also check for the proper extractor fans in areas of high moisture.

Insulation Fernhill

Underfloor and ceiling insulation has been compulsory for all rent homes from 1 July 2019. Property managers and landlords have to ensure that the insulation is in line with this new quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may need to be added or replaced.

A well-insulated property will help to control condensation, and decrease the risk of mould and damp, and also makes more easy to the household to keep the heat.

Insulation requirements to meet the R-values for your area

The "R" refers to thermal resistance and is a gauge of how well the insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 in the underfloor, 1.3
  • Zone 2 – the rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Fernhill Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside it’s also about the outside. You must ensure there is somewhere for surface and underground water to flow, and to prevent it from getting inside. When it comes to moisture and damp it is often the things you don’t notice that could be a huge problem, causing damages to your investment and affecting your tenant’s health.

Properties that are rented must have effective drainage to eliminate storm water, surface water and ground water, including an appropriate outfall or runoff. Making sure that water has a proper place to go, and that it isn’t allowed to remain beneath structures is a crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent moisture ingress, if your property has an enclosed space between your floor and ground, a ground water barrier must be constructed if it is reasonably practicable to install it.

The ground-moisture barrier generally made of polythene and is laid on top of the ground to stop any moisture in the ground from getting into the property. It also helps in preventing moisture damage to the underfloor insulation.
