Healthy homes are important

What are the reasons why Healthy Homes Compliance so important?

One in three households rent homes in New Zealand and Bridge Pā, and research shows us that these rental houses are more likely to be older, colder, are not as efficient heating, and generally are of lower quality than the houses of owners.

Cold, damp and mouldy homes are associated with negative health outcomes, particularly for illnesses like colds, influenza, asthma, and heart diseases. Additionally, those who experience at least four key home quality issues often suffer from low life satisfaction and reduced mental wellbeing.

The improvement in the standard of Bridge Pā rental property will help tenants experience improved physical and mental health, and lessen the disruption to work, learning and daily life because of illnesses. Your investment is also better protected from mould, mildew and damp , which means lower maintenance costs in the long-term.

The Healthy Homes Standards are a listing of minimum and specific standards for heating, insulation, Ventilation, Moisture Ingress and Drainage, as well as Draught stopping within Bridge Pā rental properties.

Unreasonable Gaps & Holes

Draught Stopping Bridge Pā

Draughts may lead to less temperature in households. A draughty home will cost more to heat, which completed jobs in wasting energy and incurring higher costs.

If a draft can be perceived as a result of gaps or holes that it needs to be closed.

What are the most unreasonable gaps or holes?

If you can feel external air flowing in or the air is clear from a gap or hole that is, it’s likely to be a gap or crack that needs sealing in somehow. Large cracks and gaps should be fixed permanently. Gaps greater than 3mm that allow air in or out from your home require sealing. In the case of an open fireplace isn’t being used, it could cause draughts, and should be shut off. Property managers and landlords are responsible for making sure that these draughts are stopped whenever imaginable.

There is no require to block off gaps or holes that are part of the building. For example, tiny gaps around doors and windows might be necessary to allow movement of the building as the house is heated and cools to allow them to be opened and closed rather than securing. We will check every window and door in your Healthy Homes assessment of your rental property.

A good heating system is important to ensure healthy houses

Heating Bridge Pā

Bridge Pā rental properties must have a fixed heating source that can heat the largest or main living room to at least 18degC, even during the most coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical health and mental outlook.

The heating source needs for it to be permanent (i.e. not portable) and at minimum 1.5 kW of heating capacity, and meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool could be used to determine whether the existing fix heater(s) are adequate or whether you will need to top up with a new heater. Unflued combustion and open fire heaters such as small portable LPG bottle heaters are not considered to be safe heating options for those following the Healthy Homes Standard.

If the heating system you provide is an electric heater or heat pump it should be equipped with an thermostat. This makes the heating more consistent and efficient. For the majority of houses, bigger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In some instances, like small apartments small apartments, a smaller electric fixed heater could be enough.

If your living space is already equipped with a fixed heating source, such as heat pumps, it might just need an update to be able to meet the standards. Certain kinds of heaters cannot be utilised to meet the quality because they’re costly, not cost-effective to run, or unsafe to operate.

Insulation Bridge Pā

Insulation for underfloor and ceilings is a requirement for all rent houses from 1 July 2019. All landlords and property managers must make sure that the insulation is in line with the new quality. In some instances, an existing insulation on the ceiling or in the subfloor space may require to be replaced or replaced.

A house that is well-insulated can help control condensation and reduce the chances of mould and dampness as well as making more easy to the house to keep heat.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

Bridge Pā Moisture Ingress & Drainage

Making sure your rental property is protected from moisture isn’t just about what’s inside the building; you have to make sure there is somewhere for surface and ground water to go, and also stop it from getting into the building. When it concerns damp and moisture it is often what you don’t see that could become a major issue, causing damages to your investment and affecting your tenant’s health.

Rental properties must be equipped with efficient drainage to get rid of the stormwater and surface waters and groundwater, with an appropriate outfall or runoff. Making sure that the water has a place to go, and also that it isn’t allowed to remain beneath buildings is an essential part of maintaining your property’s dry.

Alongside an irrigation system to stop the ingress of moisture, if your apartment has an enclosed gap between your floor and the soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

Ground moisture barriers are typically made of polythene and is laid on top of the ground, in order to block any moisture present in the ground from accumulating into the property. It also helps to prevent water damage to the floor insulation.
