Unreasonable Gaps & Holes

Draught Stopping Bridge Pa

Draughts may lead to lower temperatures in homes. A humid home costs more to heat, resulting in wasted energy and resulting in higher bills.

If a draught can be felt through gaps that are too large or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you can feel external air entering or the sound of a clear draught emanating from a hole or gap and you are able to feel it, it is probably a gap or crack that needs sealing in somehow. Large gaps and cracks should be permanently stopped. The gaps that exceed 3mm that let air into or out into the home require seals. In the case of an open fireplace isn’t being used, it may cause draughts and should be shut from. Landlords and property managers are responsible for ensuring such draughts are eliminated as far as imaginable.

There is no need to block off gaps or holes that are part of the construction. For instance, small gaps around windows and doors may be required to allow for movement of the building as the home gets warmer and cooler, to allow them to be closed and opened instead of than sticking. We will examine all doors and windows during our Healthy Homes assessment of your rental property.

The Heating Assessment Tool can be used to check if the fix heater(s) are adequate or if you’ll require to "top-up" by adding a second heater. Fires that are open and unflued heaters, such as portable LPG bottle heaters aren’t considered to be acceptable heating options for those following the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it must be equipped with a thermostat. This makes the heating more uniform and effective. For most properties, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, like apartments with small spaces the smaller fixed electric heater could be enough.

If the main living room is already equipped with a fixed heating source, like an air conditioner, it might just need an upgrade to ensure it meets the requirements. Certain kinds of heaters aren’t able to be utilised to meet the quality since they’re either costly, not cost-effective to run, or unsafe to operate.

Keeping your rental property safe from dampness isn’t just about the inside; you have to ensure there is somewhere for rain, surface as well as groundwater to move, and prevent it from getting inside. Ground moisture barriers are usually made of polythene and is laid on top of the ground, to block any moisture that is present in the ground from rising into the building. It also assists in preventing moisture damage to the underfloor insulation.
