Healthy homes are important

What is the reason Healthy Homes Compliance So Important?

A majority of households from New Zealand and Bay View, and research has shown that these rental houses are likely to be older, colder, are not as effective heating, and generally tend to be of poorer quality than homes that are owned by the owner.

Cold, damp and mouldy houses are linked to negative well-being outcomes, particularly diseases like colds and influenza, asthma, and heart diseases. In addition, people who experience at least four major home quality issues often suffer from less satisfaction in their lives and lower mental health.

Improving the quality of Bay View rental property can help tenants enjoy better physical and mental health, and lessen the disruptions to their work, education and daily life because of diseases. Your investment is also better safeguarded from mildew, mould and damp , which means less costs of maintenance over the long term.

The Healthy Homes Standard is a set of specific and minimal standards for Heating, Insulation Ventilation, Moisture ingress and Drainage, as well as Draught stopping within Bay View rental properties.

Unreasonable Gaps & Holes

Draught Stopping Bay View

Draughts can lead to less temperature in households. A cold home is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draft can be felt through gaps that are too large or holes the area needs to be sealed.

What are unreasonable gaps or holes?

If you are able to feel external air entering or an unobstructed draught coming from a gap or hole or crack, then it is likely a crack or hole that needs sealing in somehow. Cracks or gaps with large gaps must be sealed permanently. Cracks that are greater than 3mm and let air into or out of the house need to be sealed. For example, if an open fireplace is not in use, it may cause draughts and should be sealed from. Property managers and landlords are accountable for making sure that these draughts are stopped in the maximum extent possible.

You don’t require to block up intentional holes or gaps which are part of the construction. For instance, small gaps around doors and windows could be required to allow for movement within the building as the home gets warmer and cooler, to allow them to be opened and closed rather than being stuck. We will inspect every window and door as part of an Healthy Homes assessment of your rental property.

The proper heating equipment is important for healthy houses

Heating Bay View

Bay View rental properties must have a fixed source of heat that can heat the living room to at least 18 degrees Celsius, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental wellbeing.

The heating source needs to remain fixed (i.e. not portable) with at least 1.5 kW in heating capacity and have the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool could be used to determine whether your current permanent heater(s) are sufficient or whether you will require to ‘top up’ by adding a second heater. Open fires as well as unflued combustion heaters like mobile LPG bottle heaters are not considered to be suitable heating options for The Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, it should have an thermostat. This will help make your heating more consistent and efficient. For most properties, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In certain situations, like apartments with small spaces, a smaller fixed electric heater may be sufficient.

If your living space already has a central heating source like the heat pump, it may need some additional energy to be able to meet the standards. Certain types of heaters cannot be used to achieve the standard as they are either not effective, cost prohibitive to operate and/or unhealthy to run.

Ventilation Bay View

Each living space within a rental property has to have at least one openable doors or windows to offer natural airflow. Additionally, areas with high moisture spaces like kitchens and bathrooms should be equipped with an externally vented extractor fan that can eliminate moisture.

The ventilation standard is about recognising the fact that dry air will be easier to heat and heat, and an apartment that is well-ventilated is less likely to develop damp and mould.

Bedrooms, living spaces, kitchens and dining rooms are considered liveable areas. Connecting spaces like the hallways are not liveable and therefore don’t require an opening door or window.

Each door, window or Skylight requirements to have the ability of opening to the outside and remain at an open angle to allow the circulation of fresh air and ventilation.

Bathrooms, kitchens, and every other room of your property with shower, bath and cooktop or another moisture-producing item will need appropriate extractor fans that vent to the outside. We offer a Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans in high moisture areas.

Insulation Bay View

The insulation of the ceiling and underfloor is a requirement on all rental houses since 1 July 2019. All landlords and property managers have to ensure that the insulation meets standards that are in line with the latest quality. In certain situations, the an existing insulation on the ceiling or in the sub floor space might require to be added or replaced.

A properly insulated home can reduce condensation, and decrease the risk of mould and dampness, and it will make more easy to the home to retain the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" stands for thermal resistance, and is a gauge of how well insulation resists heat flow. The more high the R-value, better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Bay View Moisture Ingress & Drainage

The security of your rental home from moisture isn’t just about the inside It’s about having to ensure there is somewhere for surface and underground water to flow and also stop it from getting inside. When it is about damp and water, it is usually those things that you aren’t aware of that can cause a lot of trouble, causing damages to your investment and harming your tenant’s health.

Properties that are rented must have efficient drainage to remove floodwaters, surface water, and ground water, which includes an appropriate runoff or outfall. Making sure that water has a place to go, and it doesn’t get sucked into buildings is an essential part of maintaining your property’s dry.

In addition to a drainage system to avoid water ingress, if the rental has an enclosed gap between the floor and soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

Ground moisture barriers are generally a sheet of polythene that is placed over the ground to stop any moisture in the ground from getting into the home. It also assists in preventing from causing damage to the flooring insulation.
