Draught Stopping Anderson Park

Draughts can lead to less temperature in houses. A damp home is more expensive to heat, meaning wasting energy and resulting in higher bills.

If a draught is felt through gaps that are too large or holes or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air coming in or the sound of a clear draught emanating from a gap or hole that is, it is likely a crack or crack that needs sealing in some way. Large cracks and gaps should be sealed permanently. Gaps greater than 3mm that allow air in or out within your house need to be sealed. For example, if the open fireplace isn’t used it may cause draughts and should be sealed from. Landlords and property managers are responsible for making sure that draughts from the fireplace are removed in the maximum extent possible.

You don’t need to block up intentional holes or gaps that are part of the construction. For example, tiny gaps around doors and windows could be necessary to allow movement of the building as the house is heated and cools in order to let them be shut and opened, rather than sticking. We will examine the windows and doors as part of your Healthy Homes assessment of your rental property.

A good heating system is crucial for healthy homes

Heating Anderson Park

Rental properties in Anderson Park require a reliable source of heat that can warm the main or largest living space to a minimum of 18degC, even during the coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health as well as their mental health.

The heating source requirements to remain fixed (i.e., not portable), at least 1.5 Kilowatts in heating capacity, and must meet the minimum required heating capacity to heat the living space in general. A Heating Assessment Tool can be used to determine whether your current fix heater(s) are adequate or whether you will need to "top-up" by adding a second heater. Open fires as well as unflued combustion heaters, such as the portable LPG bottle heaters are not considered to be acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating system you offer is electric heating (or heat pump), then it must have the thermostat. This will help make the heating more consistent and effective. For most properties, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are required. However, in some cases like small apartment buildings, a smaller fixed electric heater might be enough.

If the main living room is already equipped with a fixed heating source, like the heat pump, it may need an update in order to comply with the standards. Some types of heaters can’t be utilised to meet the quality since they’re either costly, not affordable to run, or are unsafe to operate.

Anderson Park Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about what’s inside the building it is also about the outside. You must make sure there is somewhere to allow surface, rain as well as groundwater to move and also stop it from getting inside. When it comes to moisture and damp it is usually not apparent that it can cause a lot of trouble that can cause the property to suffer and harming your tenant’s health.

Rental properties must be equipped with effective drainage to eliminate rainwater, storm water and ground water. This includes an appropriate runoff or outfall. Making sure that water has a location to go and that it doesn’t sit beneath buildings is a vital aspect of making sure your property is dry.

Alongside a drainage system to prevent moisture ingress, if your rental has an enclosed gap between the floor and ground, a ground water barrier should be put in place if it is reasonably practicable to do so.

The ground-moisture barrier generally an insulating sheet of polythene laid over the ground, in order to block any moisture that is present in the ground from entering the property. It also helps prevent water damage to the floor insulation.
