Healthy homes matter

What are the reasons why Healthy Homes Compliance so Important?

One in three households rent from New Zealand and Anderson Park, and research shows us that these rental houses are more likely to be colder, older and have less efficient heating, and generally have lower quality than owner occupied properties.

Damp, mouldy and cold homes are linked to negative health outcomes, particularly for diseases like colds and influenza, asthma, and cardiovascular issues. Furthermore, people who have reported four or more major house quality problems often experience less satisfaction in their lives and lower well-being.

The improvement in the standard of Anderson Park rental property will allow tenants to enjoy improved physical and mental health as well as lessen disruption to work, learning and living because of illness. Your investment will also be better safeguarded from mildew, mould and damp , which means less costs of maintenance in the long-term.

The Healthy Homes Standards are a list of specific and minimum standards for Heating, Insulation, Ventilation, Moisture Ingress and Drainage, and Draught Control within Anderson Park rental properties.

Unreasonable Gaps & Holes

Draught Stopping Anderson Park

Draughts may lead to low temperatures inside households. A humid home will cost more to heat, resulting in wasted money and energy.

If a draught could be perceived as a result of gaps or holes the area needs to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or a clear draught out of a hole or gap that is, it’s likely a crack or hole which needs sealing in any way. Cracks and gaps that are large should be permanently stopped. Any gaps greater than 3mm that allow air in or out within your home need the sealing. For example, if an open fireplace isn’t in use it could cause draughts, and should be sealed from. Property managers and landlords are accountable for ensuring that these draughts are stopped as much as imaginable.

You don’t need to block holes or gaps that are part of the building. For instance, small gaps around windows and doors could be necessary to allow for the movement of the building as the household gets warmer and cooler, in order to let them be closed and opened instead of than securing. We will examine every window and door in an Healthy Homes assessment of your rental property.

Heating Anderson Park

Anderson Park rental properties require a reliable heating source that is able to heat the living room to at least 18degC, even on the coldest days of the year. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical health and mental outlook.

The heating source requirements that it be permanently fixed (i.e., not portable) that is, at least 1.5 Kilowatts in heating capacity, and meet the minimum requirement for heat capacity for the main living room. A Heating Assessment Tool can be used to determine if the installed heater(s) are sufficient or if you’ll require to top up by adding a second heater. Open fires and unflued combustion heaters like the portable LPG bottle heaters are not considered to be acceptable heating options for The Healthy Homes Standard.

If the heating that you offer is an electric heater (or heat pump), it should include an thermostat. This will make the heating more reliable and effective. In most houses, larger fixed heating equipment like wood burners, heat pumps pellet burners, flued gas heaters will be required. However, in some cases like small apartments an electric, fixed heater may suffice.

If the living area already has a permanent heating source, like heat pumps, it might just need an upgrade to meet the standards. Certain kinds of heaters cannot be used to achieve the quality since they’re either expensive, inefficient and/or unsafe to run.

Ventilation Anderson Park

Each living space within a rental property has to have at least one openable doors or windows to offer natural airflow. In addition, humid areas such as kitchens and bathrooms must have a suitable externally vented extractor fan to get rid of moisture.

A ventilation standard is about recognising that dried air can be easier to heat and that an apartment that is well-ventilated is less likely to develop mould and damp.

Living rooms, bedrooms, kitchens, and dining areas are considered to be liveable spaces. Connecting spaces such as the hallway aren’t considered liveable , and thus don’t require an opening door or window.

Each window, door , or Skylight needs to be able to open to the outside while remaining fixed in an open position to allow to circulate fresh air as well as ventilation.

The bathrooms in all kitchens and any other area in your property with a bath, shower cooker or any other water-generating appliance will require adequate extractor fans that are vented towards the outside. This Healthy Homes Assessment service will check that there is adequate ventilation in every living space, including suitable extractor fans in areas of high moisture.

Insulation Anderson Park

Ceiling and underfloor insulation is mandatory for all rent homes as of July 1st, 2019. All landlords and property managers are required to ensure the insulation meets standards that are in line with the latest quality. In some instances, existing ceiling insulation or insulation in the sub floor space may require to be topped up or replaced.

A well-insulated house can help control condensation and lessen the likelihood of mould and dampness, and also makes more easy to the household to keep the heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" is a symbol for thermal resistance and is a gauge of how well the insulation can withstand heat flow. The higher the R-value, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 (underfloor R 1.3

Anderson Park Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building It’s about having to ensure there is somewhere for surface and underground water to flow and to prevent it from getting into the building. When it is damp and moisture, it’s often the things you don’t notice that could be a huge problem and end up causing damages to your investment and affecting your tenant’s well-being.

Rental properties should be equipped with efficient drainage to remove the stormwater and surface waters, and groundwater, with the proper outfall or runoff. Making sure that water has a location to go, and that it can’t linger underneath the structures is a crucial aspect of maintaining your property’s dry.

In addition to an irrigation system to stop moisture from entering, if your rental is enclosed between your floor and soil, a ground-water barrier must be constructed if it’s reasonably practicable to do so.

The ground-moisture barrier typically a polythene sheet laid over the ground, to block any moisture present in the ground from entering the property. It also helps prevent moisture damage to the underfloor insulation.
