Healthy homes are important

Why is Healthy Homes Compliance so Important?

One in three households from New Zealand and Ahuriri, and research shows us that these rental houses tend to be colder, older and have less efficient heating, and generally tend to be of poorer quality than houses that are owned by the owner.

The damp, cold and mouldy houses can have negative well-being outcomes, especially for ailments like colds and influenza, asthma, and cardiovascular issues. In addition, people who have reported at least four key housing quality problems frequently have low life satisfaction and reduced psychological well-being.

The improvement in the standard of Ahuriri rental property can help tenants enjoy better physical and mental health and reduce the disruption to work, learning and living because of health issues. Your investment will also be better protected from mould, mildew and damp damages, which means less maintenance costs in the long run.

The Healthy Homes Standards are a list of the specific and minimum standards for Heating, Insulation Ventilation and Ventilation and Drainage, as well as Draught Control for Ahuriri rental properties.

Unreasonable Gaps & Holes

Draught Stopping Ahuriri

Draughts are a major cause of lower temperatures in homes. A damp home is more expensive to heat, which means wasting energy and incurring higher costs.

If a draught could be perceived as a result of gaps or holes or holes, it requirements to be closed.

What are unreasonable gaps or holes?

If you can feel external air coming in or a clear draught from a crack or a gap and you can feel it, it’s most likely a gap or crack that requirements sealing in somehow. Cracks and gaps that are large should be fixed permanently. Any gaps greater than 3mm that let air into or out from the home require seals. For example, if the open fireplace isn’t in use it can cause draughts and should be blocked from. Property managers and landlords are responsible for ensuring such draughts are eliminated whenever possible.

There is no require to cover up gaps or holes that are part of the construction. For example, tiny gaps around windows and doors could be required to allow for movement of the building when the house warms and cools so that they can still be closed and opened rather instead of being stuck. We will test all doors and windows in our Healthy Homes assessment of your rental property.

A good heating system is important for healthy homes

Heating Ahuriri

Rental properties in Ahuriri should have a permanent source of heating that can warm the main or largest living area to at minimum 18degC even on the most coldest days of the year. This is the recommended minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to be fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and must meet the minimum required heating capacity in the living area. A Heating Assessment Tool may be used to check if the existing fixed heater(s) are sufficient or if you’ll require to "top up" with an additional heater. Open fires as well as unflued combustion heaters like portable LPG bottle heaters aren’t considered acceptable heating options for those following the Healthy Homes Standard.

If the heating that you offer is electric heating (or heat pump), it should be equipped with an thermostat. This makes your heating more consistent and effective. In most houses, larger heaters that are fixed, such as heat pumps, wood burners pellet burners, flued gas heaters will be required. In some instances, such as small apartments an electric, fixed heater may be sufficient.

If your main living space already has a central heating source such as a heat pump, then it could require an update to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard as they are either expensive, inefficient and/or unsafe to run.

Ventilation Ahuriri

Each living space within a rental house must contain at minimum one open window or exterior door to offer natural ventilation. In addition, high moisture areas such as kitchens or bathrooms should be equipped with an externally vented extractor to take moisture away.

The ventilation quality is all about understanding the fact that dry air will be easier to heat, and that an apartment that is well-ventilated is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway aren’t liveable and therefore do not require an opening window or door.

Each door, window or skylight requirements to have the ability of opening to the outside, and stay at an open angle, allowing for fresh air circulation and air flow.

All bathrooms and kitchens as well as any other space in your home that has shower, bath and cooktop or another humidity-generating items will need adequate extractor fans that vent towards the outside. The Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space that includes extractor fans that are suitable in areas of high moisture.

Insulation Ahuriri

Underfloor and ceiling insulation has been compulsory for all rent houses from 1 July 2019. Property managers and landlords are required to ensure that the insulation meets current standard. In some cases, old ceiling insulation as well as insulation within the sub floor space might need to be topped up or replaced.

A well-insulated house can help control condensation and lessen the likelihood of mould and dampness, and also makes more easy to the household to keep heat.

Insulation needs to be in compliance with the R-values of your area.

The "R" stands for thermal resistance, and it is a measurement of how well the insulation is able to resist heat flow. The more R-value is higher, the more effective the insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Ahuriri Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside of the building; you have to make sure there is somewhere for surface, rain as well as groundwater to move, and prevent it from getting inside. When it concerns damp and moisture it’s often not apparent that it could become a major issue and cause damages to your investment and affecting the tenant’s well-being.

Rental properties need to be equipped with effective drainage for the removal of storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure that water has a place to go and that it doesn’t sit beneath buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent moisture from entering, if your property has an enclosed space between floorboards and the soil, a ground-water barrier must be constructed if it is reasonably practicable to install it.

A ground moisture barrier is typically an insulating sheet of polythene laid over the ground to stop any moisture that is present in the ground from entering the building. It also assists in preventing any damage to your underfloor insulation.
