Draughts are a major cause of dropping temperatures within homes. A cold home costs more to heat, meaning wasting energy and increased bills.

If a draught can be felt from unreasonable gaps or holes that it needs to be sealed.

What are the most unreasonable gaps or holes?

If you are able to feel external air getting in, or see the sound of a clear draught emanating from a crack or a gap and you can feel it, it is likely a crack or crack that requirements sealing in the way you can. Cracks or gaps with large gaps must be fixed permanently. Any gaps greater than 3mm that allow air to enter or exit into your home need the sealing. For example, if an open fireplace isn’t in use it may cause draughts and must be sealed off. Landlords and property managers are responsible for ensuring such draughts are eliminated as much as possible.

There is no need to block off holes or gaps in the building. For example, tiny gaps around doors and windows might be necessary to allow for movement of the structure when the household heats and cools, so that they can still be closed and opened instead of instead of being stuck. We will check every window and door in our Healthy Homes assessment of your rental property.

Heating Ahuriri

Ahuriri rental properties need to have a stable source of heating that can heat the principal or the biggest living area to at minimum 18 degrees Celsius, even on the most coldest days of the year. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical well-being and mental well-being.

The source of heat requirements to be fixed (i.e., not portable), at minimum 1.5 kW of heating capacity, and it must have the minimum required heating capacity for the main living room. A Heating Assessment Tool could be used to check if the existing fix heater(s) are sufficient or whether you will need to top up with a new heater. Open fires and unflued combustion heaters, such as small portable LPG bottle heaters aren’t considered to be suitable heating options for the Healthy Homes Standard.

If the heating you provide is an electric heater or heat pump, it needs to be equipped with an thermostat. This makes the heating more consistent and effective. For most homes, larger fixed heating equipment like wood burners, heat pumps, pellet burners or flued gas heaters will be required. In certain situations, such as small apartments an electric, fixed heater may suffice.

If the living area already has a permanent heating source such as the heat pump, it might just need an upgrade to meet the standards. Certain kinds of heaters aren’t able to be used to achieve the standard because they’re not effective, cost prohibitive to operate or are unsafe to operate.

Every window, door or the skylight requirements for them to be in a position to open to the outside, and stay at an open angle to allow the circulation of fresh air and ventilation.

Bathrooms, kitchens, as well as any other space in your home that has shower, bath or cooktop, or any other moisture generating item will need adequate extractor fans that vent to the outdoors. Ahuriri Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about what’s inside the building It’s about having to ensure there is somewhere for rain, surface and underground water to flow and to prevent it from getting inside. When it concerns damp and moisture it’s frequently what you don’t see that could be a huge problem that can cause damage to your investment as well as affecting your tenant’s health.

Properties that are rented must have efficient drainage to remove floodwaters, surface water, and ground water. This includes an appropriate runoff or outfall. Making sure that water has a proper place to go, and it doesn’t get sucked into structures is an important aspect of keeping your property dry.

Alongside a drainage system to avoid moisture from entering, if your rental is enclosed between the floor and surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is typically a polythene sheet laid over the ground, in order to block any moisture that is present in the ground from getting into the property. It also assists in preventing from causing damage to the flooring insulation.
